PCR1991091APPROVAL OF REVISED SITE PLAN AND CONSTRUCTION DRAWINGS FOR RESOLUTION #P.C. 91-91 LAKE RIDGE APARTMENTS, BARKER HOMES AMENDED WHEREAS, A revised si.te plan and building construction drawings have been submit.ted for Lake Ridge Apartments, and WHEREAS, These plans are required as part of the P.U.D. (Planned Unit Development.) regulations, and WHEREAS, The site p1a.n shows the layout of the buildings and the road pattern to acces,s the site, and WHEREAS, The revised site plan indicates that there will be two accesses to the site, one from Lannon Road to service two of the multi-family units an.d the other from Parkland Drive to service the remaining structures, and for the asphalt path adjacent to the Lannon Road Right-of-way and the walkway to be located east of Parkland South and does not show the shadow lane, and WHEREAS, The site plan does not clearly indicate the request portion of the front of the buildings have been designed with a WHEREAS, The building construction drawings indicate that a brick face as required, but that the garages have not been designed to architecturally match the residential units in materials nor design. THEREFORE BE IT RESOLVED, That the Plan Commission approve the revised site plan and building construction drawings for the garage structures in the Lake Ridge Apartment development subject to: 1. 2. 3. 4. 5. 6. 7. a. 9. That the separate entrance remain for the two apartment buildings; That a third lane (shadow lane included) be provided to the stop light; Parkland Drive Extend another 20' south; Parkland bike path be asphalted & paid for out of Park dedication fees if new fees of $400 are in place; Dedication of 10' on Lannon Road side of property for bike path to be constructed and paid for by park dedication Eiche dedication of land for Parkland-South; fees if a $400 fee is in place; each other; Provide brick veneer on any garages that do not back up to Receptive to review of grading plan after review by the Department of Public 'Works, landscaping, lighting and signage plans ; That the road plans i:ndicate a 40' ROW dedication along Lannon Drive.
