PCR1991066Aa APPROVAL OF EXPANSICIN AND AMENDMENT TO CONDITIONAL USE GRANT RE:SOLUTION #P.C. 66-91-A #15 FOR THE PROPERTY ADDFLESSED AS S76 W17871 JANESVILLE ROAD JACK & MARVIN STRASSER WHEREAS, A petition has been submitted by Jack & Marvin Strasser requesting an expansion of conditional use grant #15 for the property addressed as S76 W17871 Janesville Road and to add lots 38, 39 and 40 in the Dreikosen Unrecorded Subdivision, and WHEREAS, The expansion is requested for the purpose of parking a total of 20 commercial vehicles, and WHEREAS, Fifteen (15) of these commercial vehicles are intended to be parked on the existing property the sale of which is presently being negotiated, and inside of the existing building, and WHEREAS, Five (5) of the commercial vehicles will be parked WHEREAS, The applicant intends to eliminate the parking of buses which was part of em existing site plan approval , and 0 trailer tractor rigs, and WHEREAS, The commercial trucks may include dump trucks and WHEREAS, The other al.lowed uses of the original conditional use grant will remain. THEREFORE BE IT RESOLVED, That the Plan Commission approve the expansion of conditional use grant #15 for the property located at 576 W17871 Janesville Rd. and to add lots 38, 39 and 40 in the Dreikosen Unrecorded Subdivision with the following conditions: 1. That the 15 vehicles to be stored outside be parked within the fenced storage area 1ocat.ed at the rear of the existing service station. 2. That no commercial vehicles be parked outside that create a noise disturbance to surrounding property such as refrigerated trailer rigs. 3. That the parking area be maintained free of trash and debris and kept graveled with dust-proofed sealant and graded. 4. That no junk vehicles and/or truck and car parts be placed in the outside storage area. 5. That the vehicles remaining in the outdoor storage area shall enter or exit only during normal business hours which are 7 AM to 7 PM Monday through Friday, 7 AM to 6 PM on Saturday and closed on Sunday except for the tOhed vehicles, that a representative of Y. Kristin Downs shall meet with Mr. Strasser to come to an agreement regarding the type of fencing which will be established along the property boundary line as per the survey done by Kristin Downs; if no agreement can be reached the matter will be referred back to the Plan Commission at their next meeting for a decision. 6. That parking blocks or other barriers be established to prevent vehicles encroaching onto the adjoining Kristin Downs property.
