PCR1990167RESOLUTION #P.C- 167-90 AMENDED APPROVAL OF CERTIFIED SURVEY MAP IN THE SE 114 OF SECTION 9 J-C DEVELOPMENT COW. WHEREAS, A certified survey map was submitted on September 10, 1990 by J-C Development Corporation for a three parcel land division located in the SE 1/4 of Section 9, and WHEKEAS, This is a redivision of a parcel which was approved by the Plan Commission in P.C.145-90, and WHEREAS, These lots meet the requirements of the zoning and land division ordinance, and WHEKEAS, This property is zoned for a Planned Unit Development (P.U.D.) in concept and the use proposed for this property is for single-family residential and a future commercial development, and WHERtiAS, These parcels will be provided with sewer and water facilities, and WHEKEAS, A public roadway and cul de sac is proposed for access purposes, and WHEREAS, The P.U.D. regulations require a Subdivider's Agreement for the construction and dedication of these public improvements. THEKEFORE BE IT RESOLVED, That the Plan Commission recommend approval of the three parcel land division located in the SE 1/4 of Section 9 for J-C Development Corporation to the Common Council, Pg. 2, PC167-90 BE IT FURTHER RESOLVED, That City Engineer's review and approva approval is subject to the 1, submittal of all required fees in Section 10 of the land division ordinance and approval of a Subdivider's Agreement and Letter of Credit for the proposed public improvements. BE IT FURTHER RESOLVED, That approval is subject to City Attorney's approval that the modification of lot line, relocating of tennis court, boat storage building being removed and relocation of office structure does not constitute enough change to the PUD to require a public hearing.
