APPROVAL OF BUILDING, SITE & OPERATION PLAN FOR STONEY CREEK RETIREMENT COMMUNITY IN THE SE 1/4 OF SECTION 2
LUTHERANS, INC. FOR THE ELDERLY
WHEREAS, This property in the SE 114 of Section 2 has
recently been rezoned from RS-2 to RSM/OPD for the purpose of
constructing a 46-48 unit retirement development, and
WHEREAS, Section 6.02 of the Zoning Ordinance requires a
general development plan of the project must be approved by the
Plan Commission, and
WHEREAS, The site plans and building plans have been
submitted, and
WHEREAS, This property abuts the floodplain, and
WHEREAS, Part of the building will be built in the flood
fringe', and
WHEREAS, The first floor level will be 2' above the 100
year flood in accordance with Chapter 14 of the Municipal Code',
and
WHEREAS, Fill will be used from a proposed pond to the
north of the building, and
WHEREAS, The structure will be frame constructed with brick
veneer and aluminum siding.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the building and site plan subject to the submittal of landscape
and signage plans.
