PCR1990058WEBOLUTION #P.c. 58-90 BPPROVAL OF PRELIMINARY PLAT MR COLLEGE SQUARE NE 114 OF SECTION 5 - JOHN GROR AMENDED WHEBEAS, A preliminary plat for College Square in the NE 114 of Section 5 was submitted on March 6, 1990, and WHEREAS, All objecting agencies have been notified, and WHEREAS, This development had been rezoned RSM/OPD in concept on December 12, 1989, and WHEREAS, The Plan Commission has recommended approval of eight 8-family lots and six single-family lots, and WHEREAS, The Sewer Utilities Committee has granted approval for 70 sewer connections, and WHEREAS, The plat calls for Outlot 1 adjacent to the tavern on Hillendale and a public utilities easement between Lots 4 and 5 for future development of Lot 1, and WHEREAS, The plat also shows the pedestrian easement to the school property on Lots 5 and 6, and WHEREAS, The road name College Circle is too similar to College Court in Section 2, and WHEREAS, The maintenance of Outlot 1 and parcel 1 be addressed in the Developer's Agreement. Pg. 2, PC58-90 THEREFORE BE IT RESOLVED, That the Plan Commission approve the preliminary plat subject to approval of all objecting agencies, the approval of the City Engineer and the street name change. BE IT FURTHER RESOLVED, That the following conditions be met: 1-An asphalt path be included in the subdivider's agreement. 2-Let the developer choose a name for the street instead of College Circle. 3-An entrance sign identifying the subdivision be installed with nice plantings. 4-Provide mature trees 1 112 to 2'' caliper or possibly cedar yews to screen the areas in question. 5-Make sure the corner lots have a 15' radius.
