PCR1990036RESOLUTION #P.C. 36-90 RECX"END APPROVAL TO THE COMMON COUNCIL FOR REZONING FROM RS-1, RS-2, E-2 AND WETULND TO RS-3fOPD IN THE SE 1/4 OF SECTION 8 TERRA DEVELOPMENT CORP. AMENDED WHEREAS, It is proposed to develop 145 acres of the land in the SE 1/4 of Section 8 which generally has been known as the Schaefer Farm, and WHEREAS, There has been a request to amend the RS-1, RS-2, 8-2 and Wetland zoning to RS-3/0PD to allow for multi uses, and WHEREAS, A preliminary development plan has been submitted that exceeds the density for that zoning, and WHEREAS, That plan has been submitted to the planning consultant for recommendation, and WHEREAS, The Plan Commission understands that this land should be developed as Planned Unit Development (P.U.D.) and that the density is yet to be worked out with the developers. THEREFORE BE IT RESOLVED, That the Plan Commission recommends to the Common Council as to the appropriate and desirability of the proposed zoning change, and BE IT FURTHER RESOLVED, That the suitability of the building, site and development plans and any additional conditions must still be approved. .e Pg. 2, PC3B90 BE IT FURTHER RESOLVED, That the following items be added: 1-The total density be reduced to 339 units. 2-No lot be less than 100' frontage except on a cul-de-sac. 3-NO lots be under 15,000 square feet. 4-No more than a maximum of 8 units per acre be allowed on multi-family lots. 5-No lots be less than 20,000 square feet if abutting adjacent developed lots that do not have open space near it.
