ACE GLASS SERVICE SE 114 SECTION 2 (AMENDED)
WHEREAS, It is proposed to divide land in the SE 1/4 of
Section 2, and
WHEREAS This land is zoned B3, and
WHEREAS There is an existing 42 ft. by 60 1/2 ft. building
and a 22 ft. by 49 ft. residence on an exisitng 95 ft. by 166 ft
lot, and
WHEREAS, The B3 zoning requires a 20,000 sq.ft. lot with
100 ft. frontage and therefore would need a variance from the
Plan Commission to create two non-conforming lots from an exist-
ting non-conforming lot in order to sell the residential property
from the commercial property, and
WHEREAS, The residential property would have an average
width of 32 1/2 ft. by 166 ft. having 5395 sq. ft. in area, and
the commercial lot would have 66.5 ft. average width and 166 ft.
in length resulting in 11,039 sq. ft. in area, and
WHEREAS, It will be necessary to acquire a second access
from the County for the residential lot.

THEREFORE BE IT RESOLVED, That the Plan Commission approve
the division of this lot addressed as S66 W14547 Janesville Road
in the SW 114 of Sect
