OF THE TESS CORNERS AREA.
(AMENDED)
w#ERMS, The city has received a request for storage sheds
to be placed in the NW 114 of Section 1, Merfert property, in the
00s District, and
WHEREAS, Because of the mixed zoning and uses, the Plan
Commission requested a planner review the entire area at their
meeting on March 21, 1989, and
WHEREAS, The Plan Commission has received the Planner's
Report dated April 15, 1989.
THEREFORE BE IT RESOLVED, That the Plan Commission upon
their own initiative recommend to the Common Council rezoning
from RS-Z/OIP/OHS/OOS to B-2.
BE IT FURTHER RESOLVED, That if a petition is received,
that a small scale neighborhood type of plan should be produced
with some detail that would make it possible for each owner to
fit into the development with a totally designed pattern.

REVIEW AND RECOMMENDATION REGARDING ZONING
OF THE TESS CORNERS AREA.
WHEREAS, The city has received a request for storage sheds
to be placed in the NW 1/4 of Section 1, Merfert property, in the
00s District, and
WHEREAS, Because of the mixed zoning and uses, the Plan
Commission requested a planner review the entire area at their
meeting on March 21, 1989, and
WHEREAS, The planner has now reviewed the area and has
reported that not half as many sheds be allowed and not laid out
as proposed, and
WHEREAS, He has proposed an OPD zoning where the city can
approve the use and design.
THEREFORE BE IT RESOLVED, That the Plan Commission would he
receptive to an OPD petition.
RE IT FURTHER RESOLVED, That if a petition be received,
that a small scale neighborhood type of plan should be produced
with some detail that would make it possible for each owner to
fit into the development with a totally designed pattern.
