SCHAEFER-NE 1/4 SECTION 14
DIVISI ON
WHEREAS, It is proposed to dlvide a two acre parcel In the
NE 1/4 of Sectlon 14 from the Schaefer property, and
WHEREAS, There are presently two dwellings located on this
property, and
WHEREAS, This property is zoned R2 which requires 60,000
square foot lots, and
WHEREAS, Sewers are not available at this time, and
WHEREAS, A two acre lot will meet the zoning requirements
for one dwelling, and
WHEREAS, Section 4.07 (2) of the zonlng ordinance states
only one residence building on a lot: except as speciflcally
otherwlse provided herein for attached single famlly dwellings,
apartment, farms, or planned development projects only one
princlpal residence building shall be permitted on a lot,
provided however that the Board of Appeals may grant an exception
to permit more than one principal building on a lot where such
grant would not be contrary to the spirit or intent of the
Ordinance or to the regulations applicable to the specific
district, and provided that a sufficient lot area is provided and
the buildings so located as to permit indivldual compliance in
the case of future division wlth the lot slze, density, buildlng
location and open space requirements of the dlstrlct In which
located.
THEREFORE BE IT RESOLVED, That the Plan Commlsslon
of the two acre division in the NE
approve/disapprove
1/11 of Section 14 for the Schaefer property.
