WHEREAS, it is proposed to divide a lot in the NW1/hof
Section 4 into two separate lots, and
to Garnet Drive, and WHEREAS, it is proposed to retain a 30' ingress and egress
Parcel 2 with 18,300 sq. feet in area, and
WHEREAS, this would leave Parcel 1 with 15,029 sq. feet and
WHEREAS, this is a RS-3 (OLS) district which requires 10,000
sq. feet lot with 66 and 213 feet average width, and

WHEREAS, both lots would be conforming in area and average
of 69' and would need approval before a building could be located
WHEREAS, Parcel 1 would be pie shaped with an average depth
