RECOMMENDING ZONING ORDINANCE AMENDMENTS
SIGN APPROVALS
WHEREAS over the past several years the Plan Commission of the City of Muskego has been, in cooperation with the
Muskego Chamber of Commerce, reviewing the present policy re-
garding.signs in the City of Muskego, and
that all signs must be approved by the Plan Comnission and thus
whether or not the proposed sign is acceptable, and
gives the Commission a great deal of latitude in determining
WHEREAS in business districts the Zoning Ordinance provides
WHEREAS in an effort to more clearly define the rules, etc.
to be followed when requesting a sign, a set of guidelines has
been adopted by the Plan Commission and numerous chanres in the
City's Zoning Ordinance are being recommended to the Common
Council, and
WHEREAS the adoption of'the Guidelines and approval of the
recommended changes to the Zoning Ordinance will be beneficial
to both the Plan Commission and the business community.
City of Muskego, in an effort to clearly define the City's
position as it relates to signs, does hereby approve the
attached amendments to the Zoning Ordinance and recomends to
the Common Council that these amendments be adopted.
THEREFORE BE IT RESOLVED that the Plan Commission of the
BE IT FURTHER RESOLVED that until such tine as the necessary
amendments have been made, it is the intention of the Plan
Commission to use the limits established by the proposed amend-
ments when acting upon requests for signs

17:6.10 SIGNS
(2) Setbacks and Offsets: No sign hereafter shall be erected,
structurally altered or relocated so that it is closer to
the base setback line than hereinafter specified by the
regulations of the district in which it is located, with
may be altered subject to the approval of the Plan
the exception that existing signs in the base setback area

any property line, or as hereinafter specified by the
regulations of the district in which it is located.
(5) Directional Signs: In the third line remove first two
words "or to" and replace with "for".
(6) Non-Accessory Signs Prohibited: Remove ,I except as a
conditional use in such districts as is hereinafter provided"
(7) Height and Area: No free standing sign shall exceed the
height and area as hereinafter specified by the regulations
of the district in which it is located. ..
(9) Shopping Center Sign: A sign indentifying a shopping center
grouping of stores in excess of 50,000 sq. ft. in area may
be permitted with the approval of the Plan Commission by
they are located applicable to the height, size and location
the modification of the regulations .of the..district in which
of such sign consistent with the spirit and intent of the
regulations in that district.
(16) Non-conforming..Signs- to be. Removed:. All signs aesthe~tic.ally
in disrepair and dangerous signs shall -be removed.

INDIVIDUAL DISTRICT REGULATIONS
B-1 - 17:8.11 (7) B. 1.
Delete existing "c" and recreate as follows
c. Free standing and projecting signs, subject to the
following :
(i) Offsets - No sign shall be closer than 3' to any
other property line.
(ii) Setback - No sign shall be permitted in the road
right-of-way nor in the base setback area.
(iii) Size - A 10 sq. ft. sign may be permitted at the
base setback line on a lot that has 50' of frontage,
and may be increased by one square foot for every
10' additional lot frontage, up to a maximum of
300' lot width; and may also be increased one square
foot for every two ft. additional setback from the
base setback line up to a maximum 40' setback. But,
be more than 300' lot width with a 40'setback.
in no case shall the area to be used for calculation
(a), On corner lots, width of the lot shall be
determined by using the width of the frontage
where the sign is to be located.
(iv) Height - Maximum of 20' in height from the ground
to the top.
(v) Only one free standing sign permitted per site.
Change existing "d" to "e" and create new "d" as follows:
d. Flat wall signs, subject to the following:
(i) Size - 3% of the wall area on which the sign is to
be located.
(ii) Height - No sign shall extend beyond the height or
width of the building.

REFERRAL TO PLANNING CONSULTANT AND CITY ENGINEER
CERTIFIED SURVEY MAP
FRANK NOLTING
WHEREAS a certified survey map prepared by Thomas Inman,
land surveyor, dated July 22, 1979, has been submitted for
a three parcel division of the Frank Nolting property on
Woods Road in the NW 114 of Section 12, and
WHEREAS the Plan Commission approved a sketch for a
two parcel division of this property for Mike Wehr on January 2,
1979, in Resolution #P. C. 2-79, and
WHEREAS the third parcel on the certified survey map
encompasses approximately the center line of an existing creek
THEREFORE BE IT RESOLVED that the Plan Commission of the
City of Muskego does hereby refer the certified survey map of
the Frank Nolting property on Woods Road to Planning Consultant
Mangiamele and the City Engineers for review and recommendation.
