RECOMMENDING ZONING ORDINANCE AMENDMENT
MINIMUM AVERAGE WIDTH OF LOTS IN BUSINESS DISTRICTS
BE IT RESOLVED that the Plan Commission of the City of
Muskego does hereby recommend to the Common Council that
amendments be made to the Muskego Zoning Ordinance in accordance
with the attached recommendation submitted by Planning Consultant
Mangiamele January 18, 1977, concerning the minimum average width
of lots in "Business Districts".

SUBJECT: Minimum average width of lots in "E" districts (Business).

After meetings and discussions with the Building Inspector and
Zoning Officer Mr. Gerald Lee, we agreed that conrmercial lot requirements
should not be reduced by 1/2 if served by municipal sewer as the width
is then so reduced as to bring buildings in B districts so close toge'ther
as to make car and truck access along the sides of the buildings rather
difficult as well as reduce the possibility of adequate landscaping in
many cases along the side.
most parking be at the rear of the buildings and in order to get proper
circulation, access from both sides of the building is preferrable. Where
buildings set in the middle of lots separated from other buildings, it is
also desirable that they be landscaped along the sides as welluon other
areas of the lot. Therefore, for these reasons, it is also recommended
that minimum offsets in E-2 and E-3 be modified to conform with offset
requirements of B-1 and 8-4 (one side 10' other sides 15'), rather than
present 10' and 5'.
Prom the standpoint of parking and appearance, iedesirable that
The planning consultant would further recommend that the commission
consider requirements for landscaping of business districts, the provision
of hard surfaced drives and walkways, the minim1 use of signs and reason-
ably sized ones and proper maintenance of the premises. The character of
a community ia often determined by the way business districts are planned
and managed. This is one place that hskego could up grade ita appearance
with a minimum of expenditure. It vould be both beneficial to the business
a8 well as the comnity and its image.
