APPROVAL OF SKETCH FOR LAND DIVISION
TED LANE
WHEREAS a sketch submitted by Ted Lane, Franklin, proposing
the creation of three lots from two existing lots on the SE corner
of Janesville Road and Kelly Drive was referred to Planning
Consultant Mangiamele for review and recommendation, and
WHEBEBS the lots are in an RS-3 District which requires
15,000 sq. ft. with 100' average width, and
WHEREAS the lots as proposed are:
Parcel B - 99' average width - 15,000 sq. ft.
Parcel A - 99' average wi,dth - 15,000 sq. ft.
Parcel C - 87.4' average width - 17,319 sq. ft., and
WREAS the lots as existing are:
Parcel 1 - 66' average width - 24,354 sq. ft.
Parcel 2 -132' average width - 48,708 sq. ft., and
WHEREAS Planning Consultant Mangiamele has recmended
approval of the creation.of these three lots becaus.'eit will
create a more buildable area, and
,MlEREAS. in accordance with Section 2.5 of the Land Division
ordinance, in the judgement of the Plan Commission the variances.
necessary to create these lots are minor and it would be without
detriment to the public good and without impairing the intent and
purpose of the land division ordinance to permit the creation of
these three lots.
THEREFORE BE IT RESOLVED that the Plan Commission doqs hereby
approve the sketch submitted to create three lots and does hereby
grant a 1' variance in average width for Lots A & B and a 12.6'
variance in average width to permit the creation of Lot C.
