PCR1975038RESOLUTION #P. C. 38-75 0 RECOMMENDATION OF APPROVAL FOR WILDFLOWER PLANNED UNIT DEVELOPMENT WHEREAS a petition from the George Schaefer Family and Lakeland West, Inc., for a planned unit development on approximately 144 acres of property in Section 8 is pending before the Plan Commission, and WHEREAS the necessary public hearing was held before the Common Council on August 27th, 1974, after which the Council referred the proposed development back to the Plan Commission to determine the possibilites of negotiating a plan acceptable to the City and which would satisfy most of the objections which were raised by the abutting property owners at the public hearing, and WHEREAS the general development plan received by the Plan Comis- sion May 6th, 1975, prepared by Shepherd, Legan, Aldrian, architects, a 10 year period consisting of 40 single family lots, 60 zero lot line indicates a 244 unit, mixed development on 118 acres to be phased over patio homes and 144 multi-family with garages, and WHEREAS the Plan Commission feels that this general development plan complies with Section 6.02 (4) of the Muskego Zoning Ordinance relating to the intended use of the land, the land reserved for ve- hicular and pedestrian circulation and open space, and WHEREAS this general development plan complies with Section 7 of the Land Division Ordinance relating to street arrangement and space, and design, street intersections, lots and blocks, public sites and open WHEREAS the Plan Commission now recommends approval of the planned unit development subject to the availability of sewers, the execution of a developer's agreement and deed restrictions, and reso- parkway. lution of the question of who will own the open space south of the THEREFORE BE IT RESOLVED that the Plan Commission of the City of Muskego does hereby recommend to the Common Council approval of the concept and general layout of the proposed Wildflower planned unit development. BE IT FURTHER RESOLVED that this recommendation of approval does not waive the requirements of the zoning ordinance relating to planned unit developments for landscape plans, the proposed amenities, archi- tectural plans for the patio homes and multi-family and the resolution of the ownership of the proposed open space south of the parkway. BE IT FURTHER RESOLVED that the question of the availability of sewer facilities is the- responsibility of the Common Council and must be resolved by them.
