PCR1974125RESOLISXON #P. C. 125-74 (AS AMENDED DISAPPROVAL OF SKETCH FOR PROPOSED DEVELOPMENT BRYAN APaIS FRAME PROPERTY * on the north side of Janesville Road in Section 10, prepared by Paschke and Associates, was referred to Planning Consultant Mangiamele for review and recommendation, and WHEREAS a proposed development of the Bryan Ardis Frame property that the minimum size of the two unit lot would be 10,800 sq. ft. and WIEREAS the proposed development indicated 122 units on 61 lots, that the lots are designed for side by side patio homes, and WHEREAS the existing zoning is RSA, RS-2 and Wetland Floodplain and their proposal includes rezoning the property to RSA with a planned development overlay, and WHEREAS Planning Consultant Mangiamele has suggested that the favorably providing the developer could resolve several problems project could add to variety of housing in Muskego and should be viewed relating to density, lot size, sewage capacity and Wetland Floodplain 0 zoning, and WHEREAS the developer has requested an expression from the Commission. THEREFORE BE IT RESOLVED that the Plan Commission of the City of Muskego does hereby disapprove of the proposed development of the Frame property. BE IT FURTHER RESOLVED that this disapproval is based on the undesirability of the high concentration of duplexes in this area, the utilization of the Wetland Floodplain area which the city is trying meet the criteria of planned unit development as defined under the to preserve for water retention, and the failure of the proposal to Muskego Zoning Ordinance and because of extensive drainage problems.
