PCR1974087RESOLUTION #Pa C. 87-74 RECObWNDATION REGARDING THE PROPOSED BASSE DEVELOPMEKC Realty Corporation for a planned unit development on approximately WHEREAS the City of Muskego has received a petition from Rite 54.5 acres of the Alvin Basse property, and WHEREAS the petition has been referred to the Plan Commission for their recommendation according to Section 6.02 of the zoning ordinance, and WHEREAS several discussions with the representatives of the development have resulted in the following concerns: a. The size of the lots which resulted from the amount of open space provided in the planned development. b. The request for variance in the building setbacks and offsets within the subdivision. c. The use of a lift station to pump the sewerage normally pro- grammed for treatment in the northeast district. d. The density of 109 lots requested which was arrived at through of the open space and nature preserve which would not be used the use of approximately five acres of RS-3 zoning and the use solely for the benefit of the residents of the subdivision, and WHEREAS the Plan Commission is required, unless the petition is 0 withdrawn, to make a recommendation to the Common Council, and WHEREAS the Plan Commission wishes to express the view that, although they are in general agreement with the layout of the subdi- vision, they wish to convey to the developers that: a. It would be more acceptable to the Plan Commission if the density were somewhat reduced. b. Rather than a planned unit development, a conventional sub- division be considered. c. A portion of the proposed nature preserve be dedicated to the city or, in lieu of that, reserved as provided for in Section 2.3 of the Land Division Ordinance, and WHEREAS the Plan Commission, although recognizing the decision for municipal sewer extension lies with the Common Council, wishes to urge that the Common Council is assured of capacity before granting sewage service to the subdivision. e Page 2 Resolution #P.
