APPROVAL OF AUTOMOBILE & SMALL ENGINE REPAIR SHOP (GILBERT GUMIENY)
WHEREAS Gilbert Gumieny has submitted plans for an automobile
repair shop and small engine repair shop in the former Sam's Auto
All building at S83 W20702 Janesville Road, and
WHEREAS a conditional use status was granted to this property
and
in July, 1971, for an automobile repair shop under Grant Number 61,
WHEREAS at the last Plan Commission meeting this proposal was
for review and recommendation, and
referred to Planning Consultant Mangiamele and Zoning Officer Lee
WHEREAS the planning consultant and zoning officer have recom-
mended that the change from automobile repair shop to automobile
and small engine repair shop would not constitute such a substantial
alteration that a public hearing would be necessary, and
WHEREAS Planning Consultant Mangiamele and Zoning Officer Lee
have recommended approval of Mr. Gumieny's proposal for an automobile
and small engine repair shop subject to the following conditions:
# 1. That hours of operation shall be no earlier than 8:OO A. M. nor
A. M. nor later than 5:OO P. M. on Saturday.
later than 8:OO P. M. Monday through Friday and no earlier than 8:OO
2. That all existing signs be removed and that advertising be limited
to one free standing sign no larger than 4' x 6' illuminated externally.
3. That parking for the residence be limited to an area no larger than
1000 sq. ft. maintained separately from the commercial parking.
4. That parking for the business be maintained to the west of the
building.
5. That driveways and parking areas shall be asphalted within two years.
6. That the gravelled area in excess of that required for parking
areas shall be landscaped.
7. That there be no storage outside of the building.
8. That all repair and sales be conducted within the building.
9. That junked cars nor parts shall not be stored outside the building.
10. That cars shall not be stored for parts.
11. That no car under repair shall be stored for more than 60 days.
12. That all site work is to be completed within two years.

THEREFORE BE IT RESOLVED
of Muskego does hereby concur
consultant and zoning officer

that the Plan Commission of the City
with the recommendations of the planning
and does hereby approve of Mr. Gruaieny's
proposal for an automobile and small engine kepair shop subject to
the conditions indicated by the planning consultant and zoning officer.
BE IT FURTHER RESOLVED that this approval is subject to the pre-
sentation of acceptable plans for remodeling and landscaping.
