RECOMMENDATION OF PUBLIC HEARING FOR MUS-KEE-GUAC
WIEREAS, Mrs. Ray Wallner and Harold DeBack, developers of the
Mus-Kee-Guac planned development, have submitted a revised plan for
their property along McShane Road in Section 12, and

development plans are suitable.
THEREFORE BE IT RESOLVED that the Plan Commission does hereby
recommend to the Common Council that a public hearing be scheduled
to consider the rezoning of those lands in Sections 11, 12, 13 and
14 as follows:
Lands presently zoned RS-3 in the E 1/2 of Section 12 to RS-2
Lands presently zoned 1-2 in Section 12, the NW 1/4 of Section
13, the NE 1/4 of Section 14 and the E 1/2 of Section 11 to RS-2
Road owned by Mrs. Jean Wallner and Harold DeBack be rezoned to RSA
with the exception of 31.9 acres of land on the north side of McShane
with an OPD overlay and the approximately 84.9 acres on the south
side of McShane Road owned by Mrs. Jean Wallner and Harold DeBack
be rezoned to RS-2 with an OPD overlay.
BE IT FURTHER RESOLVED that this recommendation is based upon
development by the Plan Commission, all requirements under Section

BE IT FURTHER RESOLVED that a community well system will be
provided specifically and that the bedroom ratio will be 70% two
