PCR2010057 RESOLUTION #P.C. 057-2010 APPROVAL OF A TWO LOT CERTIFIED SURVEY MAP FOR THE KAEBISCH PROPERTY LOCATED IN THE NW ¼ OF SECTION 29 (TAX KEY NO. 2274.997.006 / PARKER DRIVE AND RACINE AVENUE) WHEREAS, On May 26, 2010 a Certified Survey Map was submitted by Ronald Kaebisch for a two (2) lot land division located in the NE ¼ of Section 29 (Tax Key No. 2274.997.006 / Parker Drive and Racine Avenue), and WHEREAS, The two parcels vary is size from 141,729 square feet to 177,230 square feet, and WHEREAS, Said property is currently zoned A-1 Agricultural District requiring minimum lot size of 120,000 square feet and an average minimum width of 300 feet, and WHEREAS, The 2020 Plan depicts the area for Rural Density Residential uses and the proposal is consistent with the plan, and WHEREAS, Said parcels will be serviced by private on-site sewer facilities and private water wells. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map submitted by Ronald Kaebisch for a two (2) lot land division of the property located in the NW ¼ of Section 29 (Tax Key No. 2274.997.006 / Parker Drive and Racine Avenue), subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That per the previous CSM (#10115) for this lot, all dedication fees will need to be paid before the CSM can be recorded. BE IT FURTHER RESOLVED, That drain tile is believed to exist on this property and the location, if known, must be shown on the CSM and whether the location is known or not, the following note must be placed on the CSM: “Lot owners are responsible for maintenance/repair of drain tile on their property.” BE IT FURTHER RESOLVED, That wetland may exist on this property and a wetland delineation needs to be completed to verify. BE IT FURTHER RESOLVED, If wetlands do exist on the property, then they must be shown on the CSM along with the 15-foot wetland protection offset and the applicable wetland restriction language. BE IT FURTHER RESOLVED, That all technical corrections from the City will need to be addressed before the Certified Survey Map can be signed and recorded. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
