PCR2010053 RESOLUTION #P.C. 053-2010 APPROVAL OF AN ADDITIONAL GARDEN SHED FOR THE SKOK PROPERTY LOCATED IN THE SE ¼ OF SECTION 5 (TAX KEY NO. 2180.996 / W193 S6886 HILLENDALE DRIVE) WHEREAS, On May 10, 2010 a site plan and a building drawing were submitted to construct a garden shed (greenhouse) 10’ x 12’ in size on to the property located at W193 S6886 Hillendale Drive, and WHEREAS, The property is zoned RS-2 Suburban Residence District, and whereas said structure is a permitted accessory use and subject to Plan Commission review due to more than one garden shed on the lot as per design guidelines for residential uses, and WHEREAS, One garden shed totaling 120 square feet and a home residence currently reside on the property, and WHEREAS, The total square footage for accessory structures on this property is limited to 1,000 square feet, and said proposal meets the bulk requirements of the Zoning Code, and WHEREAS, The combined total of the two (2) sheds will be 240 square feet, which is within the allowed limit, and WHEREAS, The proposed greenhouse is being classified as a shed due to it size, and WHEREAS, The proposed height is 12 feet. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 120 square foot garden shed/greenhouse submitted by Jack Skok for a property located at W193 S6886 Hillendale Drive. BE IT FURTHER RESOLVED, That the colors of the proposed building must match the colors of the existing home. BE IT FURTHER RESOLVED, That the floor of the entire building must be pressure treated lumber, asphalt, or concrete. BE IT FURTHER RESOLVED, That failure to comply with the terms of this resolution and the approved site plans shall result in the issuance of fines of $100 per day per violation, the initiation of legal action, or both.
