APPROVAL OF A BUILDING SITE AND OPERATION PLAN
FOR RAS DELIVERY SERVICESWAUKESHA COUNTY PARKS AND LAND USE LOCATED IN THE
NW ¼ OF SECTION 17

WHEREAS, On March 5, 2010 plans were submitted by Waukesha County Parks and Land UseVenture
Development for a Building, Site and Operation Plan for RAS Delivery ServicesMuskego County Park
located in the NW ¼ of Section 17 (S83 W20370 Janesville Road / Tax Key Nos. 2226.988, 2226.999,
2225.999.01611), and
WHEREAS, The Waukesha County Department of Parks and Land Use is requesting to replace three
restroom facility structures on the Muskego County Park grounds, and
WHEREAS, The old restroom facilities will be removed once the new facilities are operational, and
WHEREAS, The new structures will be built adjacent to the existing wood shelters, and
WHEREAS, Due to the location of Muskego Park and the continued increase in use, there exists a need
to improve the physical facilities for the park users, and
WHEREAS, The design of the building will consist of the standard materials and color schemes used on
the newer park maintenance buildings and in all Waukesha County Park System facilities, which includes
split faced concrete, stone piers at the entry, and wood siding, and
WHEREAS, Colors include a redwood for the red dogwood twigs along the building walls, brown bark of
the old oaks for the beams and trim, gold color of the dried grasses under the eaves, buff color of natural
stone for the windows and doors, and a gray color of weathered cedar for the shingles, and
WHEREAS, A LED wall light fixture spec has been submitted, but no details have been provided relating
to location or quantity, and

WHEREAS, The plans do not include any building or ground mechanical units (HVAC units, etc.), and
WHEREAS, Said facilities will be serviced by public sewer and water facilities and new connections will
need to be made as part of this proposal.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the Building, Site and
Operation Plan submitted May 23by Waukesha County Parks and Land Use for the Muskego County
Park located in the NW ¼ of Section 17.
BE IT FURTHER RESOLVED, Any bollards be painted to match the colors of the principal structure.
BE IT FURTHER RESOLVED, That the location of the wall lights must be submitted at the time of
permitting.
BE IT FURTHER RESOLVED, That any mechanicals, on the building or on the ground, must be
screened and/or incorporated into the design of the site/structure. And any screening for these items
must be approved by the Community Development Department before the mechanicals are installed.
BE IT FURTHER RESOLVED, That all normal RCA and WCA fees will apply to each new restroom
structure per City ordinance.
BE IT FURTHER RESOLVED, Detailed plans of the new sewer and water infrastructure must be
submitted to the City for Engineering review, before the issuance of building permits.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and
that all aspects of this plan shall be maintained in perpetuity unless otherwise authorized by the Plan
Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall
result in the imposition of fines of $100 per day, the initiation of legal action, or both.
