APPROVAL OF A BUILDING SITE AND OPERATION PLAN AMENDMENT FOR
A.W. GREENHOUSE LOCATED IN THE SW ¼ OF SECTION 16
(S83 W18787 SATURN DRIVE / TAX KEY NO. 2223.994.015)
WHEREAS, On December 23, 2009 a submittal was received for A.W. Greenhouse located at
S83 W18787 Saturn Drive (Tax Key No. 2223.994.015), and
WHEREAS, The proposal is for a wholesale greenhouse operation for manufacturing and selling
of bedding flowers and hanging baskets, and
WHEREAS, The business will be located on the same property as C.W.I (Custom Wire
Industries), and
WHEREAS, Three (3) 60’ x 20’ greenhouses are proposed within a 100’ x 120’ fenced in area,
and
WHEREAS, There will be a 75’ x 55’ open space working area within the fenced perimeter, and
WHEREAS, There is 105 feet for future expansion to the west if needed, and
WHEREAS, There will be no retail sales or display at this site, and
WHEREAS, The only traffic will be two pallet loads of soil by semi truck and regular deliveries by
FedEx and UPS, and
WHEREAS, Operations will take place between February and late September and hours of
operation will be flexible as there is no retail sales and there will be three employees at most, and
WHEREAS, Inside the fenced area is proposed to be gravel with a 16 foot wide gravel approach
leading from the existing asphalt parking lot to the gate that will lead to the new fenced area, and
WHEREAS, There is no signage or lighting proposed at this time, and
WHEREAS, As part of the recent Industrial Park clean up efforts initiated by the CDA, there were
dumpsters and other outdoor storage (trailers and plows) on site that needed to be screened from
view with a proper enclosure or within the building that had not been addressed at our last
inspection of the site.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Building, Site and
Operation Plan submitted by Andrew Werner for the operation of a wholesale greenhouse at S83
W18787 Saturn Drive (Tax Key No. 2223.994.015).
BE IT FURTHER RESOLVED, That no signage is approved as part of this submittal and any
signage will require a separate Permit.
BE IT FURTHER RESOLVED, That no storage of equipment, products, or vehicles relating to this
business can be stored outside of the fenced area and any product or material storage within the
fenced area cannot be stacked higher than the height of the fence.
BE IT FURTHER RESOLVED, That any dumpsters or other refuse containers for the new
business must be kept within the fenced area or a separate fenced area, which must be approved
by the City.
BE IT FURTHER RESOLVED, That an annual review will be required on this site to ensure that
the greenhouses and the general site are maintained in perpetuity.
BE IT FURTHER RESOLVED, That all work must be fully completed and signed off on by the
Planning Division before this new business use can operate on site.
BE IT FURTHER RESOLVED, That the Industrial Park clean up items, such as the dumpsters,
trailers, and plows, must be screened within a City approved enclosure, removed from the site, or
relocated within the existing building before the new greenhouse use can operate on this
property.
BE IT FURTHER RESOLVED, That any further changes/additions will require Plan Commission
approval.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Community
Development Department and that all aspects of this plan shall be maintained in perpetuity unless
otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or
both.
