APPROVAL OF A BUILDING SITE AND OPERATION PLAN AND A CONDITIONAL USE
GRANT FOR DOLENSHEK MARINE LOCATED IN THE SW ¼ OF SECTION 16
(S83 W18360 SATURN DRIVE / TAX KEY NO. 2223.001)
WHEREAS, Plans were submitted by Ratko Velickovic on December 3, 2009 for a Building, Site
and Operation Plan and Conditional Use Grant for Dolenshek Marine in the Muskego Industrial
Park at the property located in the SW ¼ of Section 16, and
WHEREAS, The petitioner proposing to relocated to an existing multi-tenant building located
along Saturn Drive, and
WHEREAS, The proposed business sells boats and boating equipment, along with repairing and
maintaining of boats, and
WHEREAS, The petitioner has stated that all displays and repairs will occur indoors and some
small engine repair will also be occurring as part of the business, and
WHEREAS, Said property is currently zoned M-2 General Industrial Park District and said use is
a permitted use by Conditional Use Grant, and a public hearing has been scheduled before the
Plan Commission on January 5, 2010, and
WHEREAS, Said parcel will be serviced by municipal sanitary sewer and municipal water, and
WHEREAS, The petitioner would like to be allowed to store 4 to 6 pieces of equipment/boats
unscreened behind this building and they state there would no other outdoor sales, display, or
storage of boats or equipment, and
WHEREAS, With the recent adoption of Redevelopment District #3 unscreened outdoor storage
is not a desirable feature within this Industrial/Business Park, and
WHEREAS, The hours of operation are proposed to be Monday – Saturday from 9:00 AM until
6:00 PM and closed on Sundays, and
WHEREAS, No new signage (temporary or permanent) is proposed at this time.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the Building, Site and
Operation Plan and Conditional Use Grant for Dolenshek Marine in the Muskego Industrial Park
at the property located in the SW ¼ of Section 16.
BE IT FURTHER RESOLVED, That no outdoor storage, display, and/or overnight parking is
allowed on this site.
BE IT FURTHER RESOLVED, That if any outdoor storage, display, and/or overnight parking is
required (including any boats/equipments waiting for repairs or pick-up) it must be contained
within an enclosure that must first be approved by the Community Development Department.
BE IT FURTHER RESOLVED, That any changes to the operations of the business or any
changes to the exterior of the building/site will require Community Development Department
and/or Plan Commission approvals.
BE IT FURTHER RESOLVED, Signage is not proposed at this time, but future signage
(temporary or permanent) must be approved by the Community Development Department
before being installed.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspects of this plan shall be maintained in perpetuity unless otherwise
authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or
both.
