APPROVAL OF AN AMENDED BUILDING SITE AND OPERATION PLAN
FOR OLSON’S OUTDOOR POWER EQUIPMENT LOCATED IN THE NE ¼ OF SECTION 2
(TAX KEY NO. 2165.998.005 / S63 W14323 COLLEGE AVENUE)
WHEREAS, On December 11, 2009 plans were submitted by Greg Olson for an amendment to a
Building, Site and Operation Plan for Olson’s Outdoor Power Equipment located in the NE ¼ of
Section 2 (Tax Key No. 2165.998.005 / S63 W14323 College Avenue), and
WHEREAS, This property currently operates as a sales and service facility for outdoor power
equipment, and
WHEREAS, The petitioner is proposing to add a structure to the rear of the property to house
equipment that is waiting to be repaired or picked up and house crated products/equipment, and
WHEREAS, The new structure should eliminate a portion of the existing outdoor storage and help
organize the site, and
WHEREAS, The structure is proposed to be a metal building 63’ x 40’ in size with white walls and roof
to match the existing main structure, and
WHEREAS, The 2006 approval required the submittal of a detailed plan for the outdoor display/sales
area on the northeastern portion of the site, and
WHEREAS, A detailed landscape plan has now been submitted to show the landscape framing of the
outdoor display area, and
WHEREAS, No new outdoor lighting or signage is proposed or approved at this time.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended Building, Site
and Operation Plan for Olson’s Outdoor Power Equipment located in the NE ¼ of Section 2 (Tax Key
No. 2165.998.005 / S63 W14323 College Avenue).
BE IT FURTHER RESOLVED, That any new signage or lighting will require approvals from the Plan
Commission or the Community Development Department.
BE IT FURTHER RESOLVED, That the floor of the entire new building must be concrete or asphalt.
BE IT FURTHER RESOLVED, That the trim and door colors must be colored to match the features on
the main building.
BE IT FURTHER RESOLVED, That per the original Plan Commission approval (PC007-2006) no
outdoor storage of any type (pallets, boxes, equipment, net structures, etc.) can be stacked or stored
above the top of the fence.
BE IT FURTHER RESOLVED, That per the original Plan Commission approval (PC007-2006) the
dumpster that is located within the truck dock needs to be relocated and enclosed within the existing
fenced/screened area or within its own enclosure, which must be approved by the Planning Division.
BE IT FURTHER RESOLVED, That the outdoor display/sales area is limited to no more than twenty-
four (24) pieces of equipment at any one time and the outdoor display/sales in not allowed in this area
until the outdoor display landscape plan in fully implemented on the site.
BE IT FURTHER RESOLVED, That no outdoor storage of any type is allowed on site, other than
specifically approved above and in the prior resolution.
BE IT FURTHER RESOLVED, That all other conditions of the previous approval are still applicable.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Community
Development Department and that all aspects of this plan shall be maintained in perpetuity unless
otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution
shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
