APPROVAL OF A TWO LOT CERTIFIED SURVEY MAP FOR THE THIELE PROPERTY LOCATED IN
THE SW ¼ OF SECTION 17
(TAX KEY NO. 2227.991 / S83 W20342 JANESVILLE ROAD)
WHEREAS, On March 25, 2009 an updated Certified Survey Map was submitted by Ken and Dorothy
Thiele for a two (2) lot land division of their property located in the SW ¼ of Section 17 (Tax Key No.
2227.991 / S83 W20342 Janesville Road), and
WHEREAS, The two parcels vary is size from 1.5 acres to 2.09 acres, and
WHEREAS, Said property is zoned RS-1 – Suburban Residence District requiring minimum lot size of
30,000 square feet and an average minimum width of 120 feet and the parcels meet said minimum zoning
requirements, and
WHEREAS, The 2010 Plan depicts the area for Medium Density Residential and the proposal is consistent
with the Plan, and
WHEREAS, Said parcels will be serviced by municipal sanitary sewer and municipal water.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map
submitted by Ken and Dorothy Thiele for a two (2) lot land division of their property located in the SW ¼ of
Section 17 (Tax Key No. 2227.991 / S83 W20342 Janesville Road), subject to resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and payment of all
applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if
applicable.
BE IT FURTHER RESOLVED, That the DNR needs to determine the navigability of the ditches/streams on
the property before the CSM can be recorded and if it is determined to be navigable, then the ordinary high
water mark (OHWM) will need to be shown on the CSM.
BE IT FURTHER RESOLVED, There is still a small additional area of wetlands on the far eastern portion
of Lot 2 that is shown on the wetland report that is not shown on the CSM and this wetland area must be
shown on the CSM.
BE IT FURTHER RESOLVED, That the wetland protection offset distance may need to be altered before
the CSM can be recorded due to some pending wetland protection offsets code amendments.
BE IT FURTHER RESOLVED, That the sewer and water laterals must be installed up to the lot line of Lot 2
before any building permits can be issued.
BE IT FURTHER RESOLVED, That the Waukesha County Department of Public Works is requiring that
they review the final CSM before it gets recorded.
BE IT FURTHER RESOLVED, That on the Common Council certificate, the Mayors name needs to be
listed as John R. Johnson.
BE IT FURTHER RESOLVED, That all technical corrections from the City will need to be addressed before
the Certified Survey Map can be signed and recorded.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance
with Common Council Ordinance No. 1118 and Resolution 196-2002.
