PCR2009008 RESOLUTION #P.C.008-2009 APPROVAL OF A TWO-FAMILY RESIDENTIAL STRUCTURE LOCATED IN THE SE ¼ OF SECTION 2 (WOODLAND PLACE & JANESVILE ROAD / TAX KEY NO. 2168.987) WHEREAS, On January 19, 2009 plans were submitted by Lynn Kurer for the approval of a two (2) two-family residential structure located in the SE ¼ of Section 2 (Woodland Place & Janesville Road / Tax Key No. 2168.987), and WHEREAS, Said property is currently zoned HC-1 Historic Crossroads District and said use is a permitted use with Plan Commission approval, and WHEREAS, The proposed (2) two-family dwelling on this property appears to meet the requirements of the zoning ordinance in accordance to the setbacks, offsets, open space, and floor area ratio, etc., and WHEREAS, Said parcel will be serviced by public sewer and public water facilities, and WHEREAS, Said property is subject to the design standards outlined in the City of Muskego’s General Design Guide and the Historic Crossroads Design Guide, and WHEREAS, The Historic Crossroads Design Guide promotes structures to utilize bungalow and/or colonial revival styles of architecture and features, and WHEREAS, The structure is proposed to be constructed with exterior materials which include dutch quality cultured stone, natural blend weathered stone ledge, medium beige colored hardiplank siding, deep beige/taupe colored bands, shake gables, and doors, and Elk Prestique Weathered Wood dimensional asphalt shingles (to match Bushy’s), and WHEREAS, Said structures include architectural elements including lower pitch roofs, tapered box columns, stone column bases, shake siding, decorative support braces, and arched trim elements, and WHEREAS, The building contains 4-sided architecture and is a very good example of what the zoning and design guide encourage, and WHEREAS, Each unit is about 1,817 square feet in size with two bedrooms, basements, 2 full baths, 2 half baths, a kitchen, a dinning room, a great room, and a loft, and WHEREAS, The parking will be handled by a two-car attached garage for each unit along with a large driveway for parking for numerous guests for each unit, and THEREFORE BE IT RESOLVED, That the Plan Commission approves the 2-family residential structure submitted by Lynn Kurer located in the SE ¼ of Section 2 (Woodland Place & Janesville Road / Tax Key No. 2168.987). BE IT FURTHER RESOLVED, That a revised landscape plan must be submitted and approved by the City Forester before building permits are released. BE IT FURTHER RESOLVED, That a landscape plan must be submitted and approved before building permits can be issued and all landscaping must be installed before occupancy can be granted for either unit within the building. BE IT FURTHER RESOLVED, That any garbage/recycle containers must be kept within the garages of the units. BE IT FURTHER RESOLVED, That all mechanical devices need to be screened with landscaping or other screening devices. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
