RESOLUTION #P.C. 093-2008
APPROVAL OF A BUILDING SITE AND OPERATION PLAN AMENDMENT FOR G & W PATTERNS LOCATED IN THE NE ¼ OF SECTION 5
(S66 W19444 TANS DRIVE / TAX KEY NO. 2177.932.001)
WHEREAS, On November 17, 2008 a submittal was received from G & W Patterns, Inc. located in the NE ¼ of Section 5 at S66 W19444 Tans Drive (Tax Key No. 2177.932.001), and
WHEREAS, The proposal is to add a 3,360 square foot (42’ x 80’) storage structure to store business products such as machinery, lumber, steel, old patterns, and new patterns, and
WHEREAS, The proposal follows the business uses found in the 2010 Plan and the B-3 zoning with the approval of the Conditional Use Grant allows said use, and
WHEREAS, The property is located within the Racine Avenue Gateway Design Guide area even though it is removed from Racine Avenue, and
WHEREAS, The front elevation contains steel siding (tan in color), steel roofing (brown in color), steel trim (bronze in color) and a 4 foot high band of 8” split faced block/siding
known as the Moderra mortar-less masonry system (sandstone in color), and
WHEREAS, The masonry is raised to 8 feet in height on the west (left) side of the front (south) elevation where it frames the main entry door to this building, and
WHEREAS, The front elevation features two pedestrian entry doors, one large overhead door, one window, and a 4 foot eyebrow roof overhang above the main entry door, and
WHEREAS, The side (west) elevation contains steel siding (tan in color), steel roofing (brown in color), steel trim (bronze in color), and a 4 foot high steel wainscoting panel (bronze
in color) along the base of the building along with one window, and
WHEREAS, The rear (north) and side (east) elevations are both very similar and they contain steel siding (tan in color), steel roofing (brown in color), and steel trim (bronze in
color) with 3 - 2’ x 7’ windows towards the upper portion of the rear elevation, and
WHEREAS, The front elevation contains 29% masonry product and the other three elevations do not contain any masonry products, and
WHEREAS, The current site consists of one main structure along with parking facilities and an existing smaller accessory structure, and
WHEREAS, The proposal would add a new asphalt or concrete drive stemming from the existing driveway to the new structure, and
WHEREAS, The original CUG stated that no outdoor storage is allowed on this property and there currently is an unscreened trailer and unscreened dumpster on site, and
WHEREAS, At this time no new lighting, signage, or landscaping is proposed, and
WHEREAS, The site is serviced by public water and sewer.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Building, Site and Operation Plan submitted by G & W Patterns, Inc. located in the NE ¼ of Section 5 at S66 W19444
Tans Drive (Tax Key No. 2177.932.001).
BE IT FURTHER RESOLVED, That before Building Permits can be issued a plan (including location and design) must be submitted and approved for a solid enclosure for all refuse bins/dumpsters.
BE IT FURTHER RESOLVED, That the roof color must be changed to black (from brown) to better match the main existing building roof color. This must be shown/noted when the building
permits are submitted.
BE IT FURTHER RESOLVED, That a 4-foot high steel wainscoting panel (bronze in color) be added along the base of the building on the rear (north) and side (east) elevations.
BE IT FURTHER RESOLVED, That if any new or altered lighting, signage, or landscaping is proposed in the future, Planning Department and/or Plan Commission approvals may be required
for said items.
BE IT FURTHER RESOLVED, That since no outdoor mechanicals are shown at this time, any outdoor mechanicals (electric transformers, A/C units, heaters, etc.) must be shown at the time
of building permits and they all must be densely screened from view with fencing or landscaping.
BE IT FURTHER RESOLVED, That the trailer should at least be relocated to the rear of the existing building or to the east of the new building so that it is not visible from public
view (any street view) and a specific plan showing a designated permanent parking location for the trailer must be presented to the Planning Department before building permits can
be issued.
BE IT FURTHER RESOLVED, That the trailer must then be relocated to the approved location before occupancy can be granted for the use of the new building and once moved the trailer
should only be parked in this defined location.
BE IT FURTHER RESOLVED, That no other outdoor storage, other than noted above, is allowed on the site as all storage must be housed inside existing buildings or the adequate application
of screening devices must be sought thru the Planning Department.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspects of this plan shall be maintained in perpetuity unless otherwise authorized
by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action,
or both.
