A 75’ wetland buffer is illustrated shown. The landscape buffer is removed from parcels 1,2 and 3, and all will have direct access to North Cape Road. RESOLUTION #P.C. 050-2002 APPROVAL OF A PRELIMINARY PLAT FOR PRAIRIE MEADOW ESTATES, LOCATED IN THE SE1/4 OF SECTION 24 (TAX KEY NO. 2256.996) WHEREAS, A Preliminary Plat for Prairie Meadow Estates (f/k/a Martindale Estates) was submitted by Metropolitan Engineerlng on behalf of Luanne Lang for a property located in the SE 1/4 of Sectlon 24. Tax Key No. 2256.996 on March 22, 2002, and WHEREAS, A revised sketch for a preliminary plat was submitted on November 26, 2001, and approved by Resolution #PC 161a-2001 on December 4, 2001. and said Preliminary Plat is in substantial conformance to the approved sketch, and WHEREAS, Said plat proposes 21 lots, ranging from 15,000 square feet to 26,994 square feet in size, and WHEREAS, Said property is zoned RS-3 Suburban Residence District, requiring a minimum lot size of 15,000 square feet and an average minimum width of 100 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The 2010 Comprehensive Plan depicts this area for medium density resldential development and the proposal is consistent wlth the Plan, and WHEREAS, Said parcels will be serviced by City sewer and will access water through private systems, and WHEREAS, Wetlands exist on the property and have been field verified, and WHEREAS, The Conservation Plan as approved by the Plan Commission on November 20, 2001 depicts the wetlands as a medium management priority, and WHEREAS, Access to North Cape Road is subject to Waukesha County jurisdiction, and all access points must be approved by the Waukesha County Department of Transportation, and WHEREAS, A 30 foot wide access control and landscape buffer strip is illustrated abutting North Cape Road except for Lots 1 - 3 which front onto said road, and WHEREAS, The 2010 Street System Plan deplcts both Ryan Road and North Cape Road (CTH 00) to be 100-foot ultimate right-of-ways, and the proposal is consistent with the Plan, and WHEREAS, The plat is required to accommodate on-site stormwater management as required by Chapter 34, and an outlot is illustrated for that purpose. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 21 parcel Preliminary 24 and recommends the same to the Common Council. Plat as submitted on March 22, 2002 for Prairie Meadow Estates located in the SE 1/4 of Section incorporated Home Owners Association. BE IT FURTHER RESOLVED, That Outlots within the plat shall be owned and maintained by an 8 Outlots within the Plat, and shall be executed concurrent with the Final Plat. BE IT FURTHER RESOLVED, That an Open Space Management Plan shall be prepared for the BE IT FURTHER RESOLVED, That the Plan Commission recommends that the Waukesha County Department of Transportation grant a single access permit for Parcels 2, and 3. BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.
