Their response has not been received at this time. Delineation of all wetlands and shoreland/wetlands based on a field staking shall be illustrated (3)(b)(12) along with the corresponding data table. 18.32 (3)(b)(13) Soil borings must be illustrated on the plat, and the logs must be submitted with the plat 18.32(3)(e) The plat shall be tied directly to 2 or more of the section or quarter corner monuments A management plan for the areas identified in the City's Conservation Plan should be created by the petitioner and submitted to the Plan Commission for review. Conservation Coordinator should work with the petitioner to create and implement the management plan. The plan should be adopted in conjunction with the plat and recorded against the properties and executed by the Condominium Association. Said property is currently zoned RSNOPD, Single-Family Attached Residential District as modified by the Planned Development Overlay, and WHEREAS, A Building Site and Operation Plan was previously approved by Resolution #PC 054b-2001 for the construction of six (6) attached single-family residences, and WHEREAS, Setbacks and offsets were approved in Resolution #PC 054b-2001 and are correctly illustrated on the Plat, and WHEREAS, Wetlands are present on the parcel, and have been field delineated by the Southeastern Wisconsin Regional Planning Commission and depicted on the Plat submittal, and WHEREAS, The 2010 Comprehensive Plan depicts this area for medium densty residential development, and the proposal is consistent with the Plan, and WHEREAS, The Conservation Plan identifies the delineated wetland area for low priority management, and a management plan has not been submitted at this time, and WHEREAS, Said parcels will be serviced by City sewer and a private water system, and View Condominium Plat for Pegarl, LLC, located in the SE ‘A of Section 17 subject to resolution of THEREFORE BE IT RESOLVED, That the Plan Commission approves of the five parcel, ten unit Pleasant technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable, establishment of a Condominium Association and Letter of Credit.
