CCR2002005COMMON COUNCtL - CtTY OF MUSKEG0 RESOLUTION #5-2002 APPROVAL OF CERTIFIED SURVEY MAP Bonnert, Town of Norway WHEREAS, A Certified Survey Map was submitted on November 28,2001 to finalize a two-parcel division of the Bonnert property located on S.T.H. 36 in the NW % of Section 4 in the Town of Norway; and WHEREAS, This property is located within the extra-territorial jurisdiction of the City of Muskego; and WHEREAS, The Plan Commission has recommended approval with the adoption of Resolution #P.C. 184-2001 NOW, THEREFORE, BE IT RESOLVED That the Common Council of the City of Muskego, upon the recommendation of the Plan Commission, does hereby approve the Certified Survey Map to finalize a two-parcel division of the Bonnert property located on S.T.H. 36 in the NW YI of Section 4 in the Town of Norway subject to the conditions outlined in Resolution #P.C. 184-2001 BE IT FURTHER RESOLVED That this approval is subject to receipt of all fees required by Section 18.14 of the Land Division Ordinance and approval of the City Engineer DATED THIS 8th DAY OF Januarv ,2002. The Certified Survey Map depicts "No Access" to Highway 36, and the CSM is subject to Trans 233 approval by the Wisconsin Department of Transportation, and WHEREAS, Access to parcels 1 and 2 are provided through a 66 foot wide access easement which provides access to Muskego Dam Road, and WHEREAS, The Town of Norway must also approve of all land divisions within their jurisdiction. THEREFORE BE IT RESOLVED, That the Plan Commission approves the extraterritorial Certified Survey Map creating a two (2) lot land division of the Bonnert property, in Section 4, Town of Norway, and recommends the same to the Common Council. The proposed Parcels are located wlthln the Muskego-Wind Lakes Priority Watershed. The land division is within the review authority of the City as defined by State Statute STAFF DISCUSSION PC 184-2001 The petitioner is proposing to subdivide the property into two parcels, the smallest having an average lot size of 8.1 acres and 200-foot lot width. Presumably the parcels meet Racine County's minimum zoning requirements. Despite being located within the Priority Watershed Area, it appears that there will be no adverse drainage impacts to the City as a result of the land division and possible development. STH 36 is a State Trunk Highway and requires Trans 233 approval prior to recordation. The CSM depicts no access to STH 36, and all access to the parcels is via a 66 wide easement which connects the property to Muskego Dam Road.
