CCR2001030COMMON COUNCIL - CITY OF MUSKEG0 RESOLUTION #30-2001 APPROVAL OF CERTIFIED SURVEY MAP Martin WHEREAS, A certified survey map was submitted to finalize a two-parcel land division of the Martin property located on Martin Drive in the NE % of Section 4; and WHEREAS, The Plan Commission adopted Resolution #P.C. 003-2001 recommending approval. NOW, THEREFORE, BE IT RESOLVED That the Common Council of the City of Muskego, upon the recommendation of the Plan Commission, does hereby approve the certified survey map to finalize a two-parcel land division of the Martin property located on Martin Drive in the NE % of Section 4 subject to the conditions outlined in Resolution #P.C. 003-2001 BE IT FURTHER RESOLVED That this approval is subject to receipt of all fees required by Section 18.14 of the Land Division Ordinance, any special assessments which may be due, and approval of the City Engineer BE IT FURTHER RESOLVED That a digital '.DXF file, '.DGN file, or '.DWG file of this Certified Survey Map be submitted to the City prior to City signatures being placed upon the CSM (3-112" diskette) and all information transmitted on the diskettes shall be tied to and referenced to State Plane Coordinates NGVD 1929 or others approved by the City Engineer DATED THIS 13th DAY OF Februarv , 2001 SPONSORED BY: Ald. Waukesha Counry, Slate of Wisconsin. ?,4?'7 381 99 J42 498.27 Page 1 of 3 Pages 0 ADOPTED RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A lW0 (2) LOT LAND DIVISION FOR THE MARTIN PROPERTY LOCATED IN THE NE '/4 OF SECTION 4 (A PART OF TAX KEY NO. 2173.991) WHEREAS, A certified survey map was submitted by Richard Martin for a two (2) lot land division of the Ethel Martin property located in the NE % of Section 4, and WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan Commission's previously approved sketch review, under Resolution #PC 189- 2000, on October 17, 2000, and WHEREAS, Said property is zoned RSE Suburban Estate District, requiring a minimum lot size of 40,000 square feet and an average minimum width of 150 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The adopted Comprehensive Plan depicts this area for medium density residential development, and the proposal is consistent with the Plan, and RESOLUTION #P.C. 003-2001 WHEREAS, Said parcels may be serviced by City sewer and will access water through private wells, and WHEREAS, the 2010 Street System Plan indicates that Martin Drive is to be dedicated to an 80 foot ultimate width, and the proposal does not depict said dedications, and WHEREAS, The CSM results in a remnant parcel which exceeds 20 acres in size, and said remnant is proposed to be excluded from the final CSM. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a two (2) lot land division of the Martin property located in the NE X of Section 4 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That the Plan Commission approves of the exclusion of the remnant parcel from the final CSM.
