WHEREAS, A certified survey map was submitted by Wayne Salentine to finalize a two-parcel land division of property located on Woods Road in the SE % of Section 17; and WHEREAS, The Plan Commission adopted Resolution #P.C. 212a-2000 recommending approval. NOW, THEREFORE, BE IT RESOLVED That the Common Council of the City of Muskego, upon the recommendation of the Plan Commission, does hereby approve the certified survey map to finalize a two-parcel land division of property located on Woods Road in the SE % of Section 17 subject to the conditions outlined in Resolution #P.C. 212a-2000. BE IT FURTHER RESOLVED That this approval is subject to receipt of all fees required by Section 18.14 of the Land Division Ordinance, any special assessments which may be due, and approval of the City Engineer BE IT FURTHER RESOLVED That a digital *.DXF file, '.DGN file, or '.DWG file of this Certified Survey Map be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette) and all information transmitted on the diskettes shall be tied to and referenced to State Plane Coordinates NGVD 1929 or others approved by the City Engineer DATED THIS 23rd DAY OF JANUARY ,2001 SPONSORED BY: Ald. Kathy Chiaverotti This is to certify that this is a true and accurate copy of Resolution #13-200 adopted by the Common Council of the City of Muskego. 1 which was 1/2001jmb 0 ADOPTED RESOLUTION #P.C. 212a-2000 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO (2) LOT LAND DIVISION FOR THE PATCH PROPERTY LOCATED IN THE SE % OF SECTION 17 (TAX KEY NO. 2227 1 18 I WOODS ROAD) WHEREAS, A certified survey map was submitted by Wayne Salentine for a Two (2) lot land division of the Patch property located in the SE % of Section 17, and WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan Commission's previously approved sketch review, under Resolution #P.C. 184- 2000. and WHEREAS, Said property is zoned RS-3 I OPD Suburban Residence District as modified by the Planned Development District for Plum Creek Subdivision, requiring a minimum lot size of 15,000 square feet and an average minimum width of 100 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The adopted Comprehensive Plan depicts this area for medium density residential development, and the land division is consistent with the Plan, and 0 WHEREAS, Said parcels will be serviced by public sanitary sewer and water facilities, and WHEREAS, Woods Road is dedicated to its full width as illustrated on the 201 0 Street System Plan, and WHEREAS, wetlands are present on the property, and have been field delineated and depicted on the CSM, and WHEREAS, floodplain is present on the property, and has been field delineated and depicted on the CSM, and WHEREAS, A grading plan is required to assure that the properties are buildable, and a plan has -been presented to the City Engineer for approval.
