APPROVAL OF CERTIFIED SURVEY MAP

WHEREAS, A certified survey map was submitted on July 13, 2000 to finalize a three-
parcel land division of the Krause property located on North Cape Road in the NE '/I of
Section 25; and
WHEREAS, The Plan Commission adopted Resolution #P.C. 158-2000 recommending
approval.
NOW, THEREFORE, BE IT RESOLVED That the Common Council of the City of
Muskego, upon the recommendation of the Plan Commission, does hereby approve the
certified survey map to finalize a three-parcel land division of the Krause property
located in the NE '/I of Section 25 on North Cape Road subject to the conditions
outlined in Resolution #P.C. 158-2000.
BE IT FURTHER RESOLVED That this approval is subject to receipt of all fees required
by Section 18.14 of the Land Division Ordinance, any special assessments which may
be due, and approval of the City Engineer
BE IT FURTHER RESOLVED That a DXF or DGN file of this CSM be submitted to the
City prior to City signatures being placed upon the certified survey map (3 %" diskette).

APPROVAL OF A THREE (3) LOT CERTIFIED SURVEY MAP FOR THE KRAUSE
PROPERTY LOCATED IN THE NE % OF SECTION 25
(PART OF TAX KEY NO. 2257.993.002 / W125 S9603 NORTH CAPE ROAD)
WHEREAS, On July 13, 2000 a certified survey map was submitted by Dolores Krause for a
three (3) lot land division of the Krause property located in the NE X of Section 25, (Tax Key
No. 2257.993.002 / W125 S9603 North Cape Road), and
I WHEREAS, The proposed land division would create lots with a minimum area of 20,000
square feet and an average minimum width of 100 feet, and
WHEREAS, Said property is zoned RS-3 Suburban Estate District, requiring a minimum lot
size of 15,000 square feet and an average minimum width of 100 feet, and parcels meet
said minimum zoning requirements, and
WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for
medium density residential development and this proposal is within this goal, and
0 WHEREAS, The 2010 Highway System Plan illustrates North Cape Road to be a 100 foot
ultlrnate rlght of way, and this proposal dedicates the necessary land for right-of-way
purposes, and
WHEREAS, The Waukesha County D.0.T has restricted the number of access points to
one for the three parcels, and said access restrictions to North Cape Road are required to
be illustrated on the final CSM, and
WHEREAS, Said parcels will be serviced by municipal sanitary sewer and private wells.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends to the Common
Council the approval of a Certified Survey Map creating three (3) lot parcels for the Krause
property in the NE % of Section 25.
BE IT FURTHER RESOLVED, That any access restrictions required by Waukesha County
DOT are required to be illustrated on the Final CSM.
BE IT FURTHER RESOLVED, That all existing easements are required to be shown on the
final CSM.
BE IT FURTHER RESOLVED, That grading and drainage plans for the parcels are
required to be submitted for review and aDDroval bv the Citv Enaineer Drior to issuance of 0 building permits. ..
BE IT FURTHER RESOLVED, That a digital '.DXF file, 'DGN file, or '.DWG file of this
Certified Survey Map be submitted to the City prior to City signatures being placed upon the
CSM (3-112" diskette) and all information transmitted on the diskettes shall be tied to and
referenced to State Plane CoordinatesNGVD 1929 or others approved by the City
Engineer
