RESOLUTION #P.C. 095-2007
RECOMMENDATION TO COUNCIL TO REZONE THE ELGER PROPERTY FROM THE RS-2 SUBURBAN RESIDENCE DISTRICT TO B-2 LOCAL SERVICE CENTER DISTRICT FOR A FUTURE CARWASH LOCATED IN THE NE ¼ OF SECTION

WHEREAS, On August 31, 2007 a petition for rezoning was submitted by Jim Petri to rezone a property from the RS-2 Suburban Residence District to B-2 Local Service Center District,
and
WHEREAS, The submittal for the rezoning provided a narrative stating that the petitioner intends to develop the property into a future carwash, and
WHEREAS, A Public Hearing for the rezoning was heard before the Common Council on October 9, 2007, and
WHEREAS, The petition would permit a variety of commercial uses on the property, although a carwash use is the immediate goal of the petitioner, and
WHEREAS, Any future commercial use of a carwash would require future Building, Site and Operation Plan approvals in front of the Planning Commission, and
WHEREAS, The property is currently served by public sewer and water, and
WHEREAS, The 2010 Comprehensive Plan depicts the property for medium density residential uses and a 2010 Plan Amendment to commercial is part of this resolution.
THEREFORE BE IT RESOLVED, That the Plan Commission does hereby recommend approval to the Common Council for the rezoning from the RS-2 Suburban Residence District to B-2 Local Service
Center District and for the approval of a 2010 Comprehensive Map amendment from medium density residential uses to commercial uses for the Elger property as submitted by Jim Petri
(Tax Key No. 2225.999.002 / Janesville Road).
BE IT FURTHER RESOLVED, That any future commercial use on the property will require Building Site and Operation in front of the City’s Planning Commission.
