RESOLUTION P.C. 059-2007
APPROVAL OF AN AMENDED BUILDING, SITE, AND OPERATION PLAN FOR THE MUSKEGO MOOSE LODGE LOCATED IN THE SW ¼ OF SECTION 18
(TAX KEY NO. 2231.995 / S86 W21693 JANESVILLE ROAD)
WHEREAS, On April 16, 2007 plans were submitted by Joe Heinen for the Muskego Moose Lodge for an amendment to the Building, Site and Operation Plan for their property located in the
SW ¼ of Section 18 (S86 W21693 Janesville Road / Tax Key No. 2231.995), and
WHEREAS, Said property is zoned B-2 Local Service Center District, and said use is a permitted use by right subject to Building Site and Operation Plan approvals, and
WHEREAS, Petitioner proposes to create a new 2,049 square-foot addition to the current structure that will house an additional seating/banquet area, a storage room, and restrooms,
and
WHEREAS, The new addition will mimic the design of the existing structure, and said proposal meets the bulk requirements of the Zoning Code, and
WHEREAS, The site currently consists of an existing 3,248 square-foot building with parking areas and horseshoe pits, and
WHEREAS, Building materials used on the new structure will mimic the materials and colors used on the existing structure consisting of “queen size” brick of a cashmere color, precast
stone sills of a natural color, hardi-plank siding of a tan color, aluminum clad windows and soffits, and asphalt dimensional shingles of a forest green color, and
WHEREAS, The new walls will each contain approximately 49% masonry product and this should be sufficient since the material placement will match the material placement on the existing
building, and
WHEREAS, The builder has stated that the winged fire walls have been required by the Fire Department in order to not have to sprinkle the building, and
WHEREAS, The builder has stated that the winged fire walls will contain the same brick banding along the bottom 3 feet and the same hardi-plank siding up to the top of the wall, and
WHEREAS, Parking is illustrated as forty (40) existing stalls and eighteen (18) newly proposed 10’ x 20’ stalls, and
WHEREAS, Ten (10) additional parking stalls will have to be added to meet the Zoning Code requirements, and
WHEREAS, All drive aisles are shown at 24’ feet wide as required by code, and
WHEREAS, No photometric plan and lighting details have been submitted at this time but they will need to be submitted for approvals before any building permit can be issued, and
WHEREAS, No landscape plan has been submitted at this time but it will need to be submitted for approvals before any building permit can be issued, and
WHEREAS, No new signage is proposed at this time and Plan Commission and/or staff approval will be needed when signage is requested, and
WHEREAS, Access is provided to the site with an entrance off of Crowbar Drive, and
WHEREAS, No Stormwater management plan or grading plan has been submitted at this time.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended Building, Site and Operation Plan for the Muskego Moose Lodge located in the SW ¼ of Section 18 (S86 W21693
Janesville Road / Tax Key No. 2231.995).
BE IT FURTHER RESOLVED, That all colors of the addition must match the colors of the existing building.
BE IT FURTHER RESOLVED, There will need to be at least an additional ten (10) 10’ x 20’ parking stalls that will have to be shown on the building permit plans.
BE IT FURTHER RESOLVED, That all new parking stalls must be on an asphalt or concrete surface and striped before occupancy can be granted for the addition.
BE IT FURTHER RESOLVED, That all new parking areas must be at least 10 feet away from any lot lines.
BE IT FURTHER RESOLVED, Stormwater management requirements and a grading plan will need to be examined before building permits can be issued.
BE IT FURTHER RESOLVED, That no mechanicals are shown on the building or the site and if any are required they must be shown on the building plans and screened from view and colored
to match the principal structure.
BE IT FURTHER RESOLVED, That a photometric plan and lighting details meeting the General Design Guide requirements must be submitted to the Planning Department before any Building
Permits can be issued.
BE IT FURTHER RESOLVED, That any new signage must get Plan Department and/or Plan Commission approval and there shall be no ancillary signage unless specifically regulated by Section
16 of the Municipal Zoning Code.
BE IT FURTHER RESOLVED, That no outdoor storage is allowed on site unless approvals from Plan Commission are sought.
BE IT FURTHER RESOLVED, That no new dumpsters and refuse containers are allowed on site unless that are enclosed by a structure that must be submitted to and approved by the Planning
Department before any occupancy to the addition can be granted.
BE IT FURTHER RESOLVED, That a landscape plans must be submitted to the Planning Department for review and approval before Building Permits can be issued.
BE IT FURTHER RESOLVED, That said landscape plan must include plantings within the landscape islands and around the electrical transformer.
BE IT FURTHER RESOLVED, That any landscaping that is dead, dieing, or missing from the previously approved landscape plan must be re-planted.
BE IT FURTHER RESOLVED, That all other conditions of the past BSO’s still apply.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspects of this plan shall be maintained in perpetuity unless otherwise
authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action,
or both.
