PCR2007019 ./PCR2007019_files/filelist.xml RESOLUTION #P.C. 019-2007 Print 86 6 pt 8.15 pt 2 2 MicrosoftInternetExplorer4 RESOLUTION #P.C. 019-2007 APPROVAL OF CONCEPTUAL SUBDIVISION PLAT FOR THE PELLMANN FARM LLC LOCATED IN THE NW ¼ OF SECTION 15 (TAX KEY NO. 2218.990.006 / WOODS ROAD) WHEREAS, On January 24, 2007 a sketch preliminary plat was submitted by The Pellmann Farm LLC for a property located in the NW ¼ of Section 15 (Tax Key No. 2218.990.006 / Woods Road), and WHEREAS, The plan depicts 21 single-family parcels and one outlot, and WHEREAS, The plan shows lot sizes from 15,000 to 30,000 square feet with all parcels meeting the RS-3 Suburban Residence requirements that govern the lands, and WHEREAS, The RS-3 Suburban Residence zoning district mandates minimum parcel sizes of 15,000 square feet with 100 foot minimum widths, and WHEREAS, The land currently consists of open farm land and some forest areas, and WHEREAS, The proposed lots would access off of Woods Road and along Kurtze Lane, and WHEREAS, The 2010 Comprehensive Plan depicts this area for Medium Density Residential and the proposal meets the plan, and WHEREAS, Said parcels will be serviced by City sanitary sewer and water, and WHEREAS, The Park and Open Space Plan and Conservation Plan depicts no recommendations for this piece of property, and   WHEREAS, The County geographic files show the Pellmann Farm LLC land to have a piece across Woods Road and a possible portion along Bass Bay and further information will be required before formal platting, and   WHEREAS, The Plat is required to provide on-site stormwater management as required by Chapter 34, and stormwater appears to be depicted in detention facilities within the outlot. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a sketch preliminary plat as proposed by The Pellmann Farm LLC for the future subdivision located in the NW ¼ of Section 15 and will be receptive to the submittal of a preliminary plat. BE IT FURTHER RESOLVED, That a tree survey will be required depicting the size and type of all trees (6 inches in caliper or larger) that will be affected by the development.   BE IT FURTHER RESOLVED, That prior to preliminary plat submittal, the lands not currently shown on the conceptual plat that are actually a part of the Pellmann Farm LLC lands (Tax Key No. 2218.990.006), must be divided off or be made a part of the preliminary plat boundaries.  Further, the parcels must be divided according to zoning of the area and accessory structures may be required to be removed.   BE IT FURTHER RESOLVED, If stormwater is requested to be utilized offsite on the Sarah Estates stormwater pond to the west, proper calculations will be required to determine capacity and agreements may be required from the Sarah Estates owners. BE IT FURTHER RESOLVED,  That the intersection aligning to Parkland Drive will need to be at a proper angle for vision and safety purposes. BE IT FURTHER RESOLVED, All environmental areas will need to be delineated before Preliminary Plat time including high water marks of navigable streams, any wetlands, floodplains, and forested areas. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
