RECOMMENDATION TO COMMON COUNCIL FOR A REZONING FROM A AGRICULTURAL DISTRICT TO RSA ATTACHED SINGLE FAMILY RESIDENCE DISTRICT LOCATED IN THE SE ¼ OF SECTION 18 AND THE SW ¼ OF SECTION
17
(HILLENDALE DRIVE / TAX KEY NOS. 2232.980 & 2232.981)
WHEREAS, On October 18, 2006 a petition for a rezoning was submitted by Edgewood Contractors for properties located in the SW ¼ of Section 18 and the SW ¼ of Section 17, (Hillendale
Drive / Tax Key Nos. 2232.980 & 2232.981), and
WHEREAS, Said property is currently zoned A Agricultural, requiring a minimum lot size of 120,000 square feet per lot and an average minimum width of 300 feet per lot and is requested
to be rezoned to RSA Attached Single Family Residence District to permit land divisions with no specific minimum lot sizes or widths, but does require at least 10,000 square feet
of land per unit proposed, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for Agricultural and Open Space Uses and a 2010 Plan Amendment to High Density Residential Uses is requested
as part of the resolution, and
WHEREAS, A High Acquisition Area is shown in the Conservation Plan on the western portion of this site and the Conservation Commission will have to review the site conditions if any
development occurs on this site, and
WHEREAS, Proposed future development as part of the rezoning is requested to be serviced by municipal sanitary sewer and public water, and
WHEREAS, The proposal included a conceptual site plan showing 130 “senior only” condo units, with a large area of preserved open space including flowers and prairie plantings, and
WHEREAS, A Public Hearing was held on November 14, 2006.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council for a rezoning from A Agricultural to RSA Attached Single Family Residence District and
a 2010 Plan Map amendment from Agricultural and Open Space to High Density Residential on the properties located in the SW ¼ of Section 18 and the SW ¼ of Section 17, (Hillendale
Drive / Tax Key Nos. 2232.980 & 2232.981).
