PCR2006107 ./PCR2006107_files/filelist.xml RESOLUTION #PC 107-2006 Print BestFit 6 pt 6 pt 0 AMENDED RESOLUTION #P.C.107-2006 APPROVAL OF A BUILDING SITE AND OPERATION PLAN AMENDMENT FOR THE INPRO CORPORATION PARKING LOT LOCATED IN THE NW ¼ OF SECTION 16 (TAX KEY NO. 2221.015.002 / APPOLLO DRIVE) WHEREAS, On August 1, 2006 plans were submitted by the Inpro Corporation for an amendment to a Building, Site and Operation Plan for the lighting at the new Inpro parking lot located in the NW ¼ of Section 16 (Tax Key No. 2221.015.002 / Apollo Drive), and   WHEREAS, Inpro received approvals to install a new employee parking lot on this site across the street from their main building under P.C. 024-2005 on July 19, 2006, and   WHEREAS, At that time of the original approvals, no lights were proposed, and   WHEREAS, There was a submittal for lighting on this parcel under P.C. 087-2006 that was withdrawn by the petitioner to re-evaluate the lighting options for this site, and   WHEREAS, The petitioner is now requesting to be allowed to install nine (9) new twelve (12) foot tall light poles on three (3) foot high concrete bases, totaling fifteen (15) feet, and   WHEREAS, Each pole is proposed to contain a 250 watt high pressure sodium fixture, and   WHEREAS, A photometric plan has been submitted that shows that the lighting levels do meet the 0.5 foot candle requirement at the lot lines, and   WHEREAS, This parcel is subject to the City of Muskego General Design Guide which states that all newly approved lighting should be high pressure sodium, down cast, cut-off and that free standing fixtures shall have zero degree tilt and that any light pole support bases may not exceed six (6) inches in height, and   WHEREAS, The General Design Guide also states that light fixtures including pole, fixture, and pedestal shall not exceed the roofline of the building (no building is present on this site) or 15 feet, whichever is less, and this includes OPD’s and Conditional Uses.   THEREFORE BE IT RESOLVED, That the Plan Commission approves of an Amended Building, Site and Operation Plan for the lighting at the new Inpro parking lot located in the NW ¼ of Section 16 (Tax Key No. 2221.015.002 / Apollo Drive).   BE IT FURTHER RESOLVED, That the support bases can exceed the Design Guide requirement of a maximum height of six (6) inches above finished grade.   BE IT FURTHER RESOLVED, That all fixtures should be down cast, cut-off, and have zero degree tilt.   BE IT FURTHER RESOLVED, That if protection of the support bases is needed, curbing could be used to protect the poles and bases.   BE IT FURTHER RESOLVED, That a formal landscape plan for the new parking lot be approved by the City Forester before any more site work is done and that the landscape plan include landscaping throughout the lot including all landscape islands and between the middle row of parking stalls.   BE IT FURTHER RESOLVED, That stormwater calculations be delivered to the Engineering Department before any more site work is done so the Engineering Department may appropriately figure the buy-in amount needed to utilize the existing stormwater basin for the area.   BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspects of this plan shall be maintained in perpetuity unless otherwise authorized by the Plan Commission.                            BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.   Plan Commission City of Muskego   Adopted:    August 15, 2006 Defeated:     Deferred:     Introduced: August 15, 2006 ATTEST: Sandi Asti, Recording Secretary
