PCR2006100 ./PCR2006100_files/filelist.xml RESOLUTION #P.C. 100-2006 Print BestFit 6 pt 6 pt 0 RESOLUTION #P.C. 100-2006 RECOMMENDATION TO COMMON COUNCIL FOR AN OPD AMENDMENT TO THE APPROVED WOODLAND CREEK PLANNED DEVELOPMENT LOCATED IN THE NW ¼ OF SECTION 21 AND NE ¼ OF SECTION 20 (RACINE AVENUE / TAX KEY NOS. 2242.994, 2237.993, & 2237.994) WHEREAS, On July 19, 2006 a petition for an amendment to the existing Woodland Creek Planned Development was submitted by Towne Realty for properties located in the NW ¼ of Section 21 and the NE ¼ of Section 20, (Racine Avenue), and WHEREAS, The petitioner is applying to amend the existing Woodland Creek Planned Development to allow reduced open spaces for the individual lots down to 68% per lot, and   WHEREAS, The zoning ordinance allows a parcel to have no less than 75% open space per lot unless Planned Development approvals are given, and WHEREAS, The petitioner’s narrative states that the housing market today demands more area to be consumed with more individuals constructing side entry garage homes, and   WHEREAS, The developer’s narrative states that Engineering Director McMullen was reviewing the stormwater construction plans for the development to see if any negative impacts could be seen as a result of the decreases in open space per lot and the Engineering Department has related that the stormwater system is constructed to allow the decrease in open space as requested without any negative impacts.   WHEREAS, A Public Hearing was held on August 22, 2006.   THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council for the reduction of open spaces per individual lot to 68% for the Woodland Creek Planned Development located in the NW ¼ of Section 21 and the NE ¼ of Section 20, (Racine Avenue).     Plan Commission City of Muskego   Adopted:    Defeated:   September 5, 2006 Deferred:    Introduced: September 5, 2006 ATTEST:  Sandi Asti, Recording Secretary
