APPROVAL OF A CERTIFIED SURVEY MAP FOR THE SONNENTAG PROPERTY LOCATED IN THE SE ¼ OF SECTION 34
(LOOMIS DRIVE / TAX KEY NO. 2296.999.001)
WHEREAS, On June 28, 2006 a Certified Survey Map for a two (2) lot land division was submitted by George Sonnentag for a property located in the SE ¼ of Section 34, (Tax Key No. 2296.999.002
/ Loomis Drive), and
WHEREAS, The proposed land division would create lots with minimum areas of approximately 23.8 and 10 acres, and
WHEREAS, Said property is zoned A Agricultural District, requiring an unsewered minimum lot size of 2.75 acres and an average minimum width of 300 feet and the parcels meet these
requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for Agriculture and Open Lands, and this proposal is consistent with this goal, and
WHEREAS, Lot 1 will receive access from Loomis Drive via a previously dedicated ROW and Lot 2 will access from Union Church Drive via a previously dedicated ROW, and
WHEREAS, Said parcels will be serviced by private sanitary sewerage facilities and private water supply, and
WHEREAS, Rights of way have been dedicated in accordance with the 2010 Street System Plan.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map being submitted creating two parcels on the Sonnentag property located in the SE ¼ of Section
34, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the
Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
