PCR2006075 ./PCR2006075_files/filelist.xml RESOLUTION #P.C. 075-2006 Print BestFit 6 pt 6 pt 0 AMENDED RESOLUTION #P.C. 075-2006 APPROVAL OF A FINAL PLAT FOR THE OAKRIDGE GLEN SUBDIVISION LOCATED IN THE NE ¼ AND SE ¼ OF SECTION 3 (MARTIN DRIVE  / TAX KEY NO. 2172.850) WHEREAS, On April 27, 2006 a final plat was submitted by Wayne Borchardt for the Oakridge Glen Subdivision located in the NE ¼ and SE ¼ of Section 3, and WHEREAS, Said plat proposes 48 single-family lots, 12 two-family lots, 2 four-family lots, one outlot for preservation purposes, one outlot for stormwater purposes, and one outlot for future institutional purposes, and   WHEREAS, The parcel is zoned RS-2 Suburban Residence District requiring those parcels to be 20,000 square feet in area and 110 feet in average width, RSA Attached Single-Family District requiring at least 10,000 square feet per unit, and RSA/OIP Attached Single-Family District with an Institutional and Public Service Overlay District allowing institutional uses such as churches, and schools, and the petitioners received a rezoning to align to the current zoning dependent on Final Plat approval as per Council Ordinance #1199, and   WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously approved Preliminary Plat, under Resolution #P.C. 085a-2005, and   WHEREAS, The Conservation Commission has recommended extensive easements due to some of the land being shown in the City’s adopted Conservation Plan and the plat has conformed to those needs, and   WHEREAS, The Plan Commission has found that the plat is consistent with the adopted 2010 Plan, the Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street System Plan, and WHEREAS, Said parcels will be serviced by municipal sewer and water, and WHEREAS, Outlot 3 is reserved for future Institutional uses that will be subject to future Plan Commission approvals when development is ready to occur, and   WHEREAS, Outlot 2 will accommodate stormwater management.   THEREFORE BE IT RESOLVED, That the Plan Commission recommends, approval to the Common Council of a Final Plat for the Oakridge Glen Subdivision located in the NE ¼ and SE ¼ of Section 3, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.   BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans are required to be approved by the City Forester before building permits are issued for the subdivision.   BE IT FURTHER RESOLVED, That all final State and County comments must be completed before final approval of the final plat.   BE IT FURTHER RESOLVED, That a trail be constructed and included in the construction plans along the Martin Drive right-of-way. BE IT FURTHER RESOLVED, That the Preservation easements found on the plat must be followed and all trees in these areas preserved.  Further, all other trees outside of the preservation easement should be preserved to the maximum extent possible.   BE IT FURTHER RESOLVED, That this approval is subject to Developer’s Agreements and a Letter of Credit being approved by the City’s Finance Committee and Common Council.   BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.   BE IT FURTHER RESOLVED, That a digital file of this Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution #196-2002.    BE IT FURTHER RESOLVED, That no access will be allowed off Oakridge Lane from Outlot 3.         Plan Commission City of Muskego Adopted:    June 6, 2006 Defeated: Deferred:    Introduced: June 6, 2006 ATTEST: Sandi Asti, Recording Secretary
