APPROVAL OF A CONDOMINIUM PLAT FOR LAKEWOOD COMMCERCIAL CENTER
LOCATED IN THE SE ¼ OF SECTION 8
(RACINE AVENUE / TAX KEY NO 2192.084)
WHEREAS, On April 27, 2006 a condominium plat known as Lakewood Commercial Center Condominiums was submitted by Lakewood Commercial Development LLC for Lakewood Commercial Center
located in the SE ¼ Section 8, and
WHEREAS, Said plat consists of seven (7) existing commercial units in one structure, and
WHEREAS, A Building Site and Operation Plan was previously approved by the Plan Commission under #P.C. 157a-2001 on November 20, 2001 that governed the architecture, layout, and landscaping
of the entire development, and
WHEREAS, Said property is currently zoned B-2, Local Service Center District, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for commercial development and the proposal is consistent with the Plan, and
WHEREAS, The property is serviced by municipal sewer and municipal water, and
WHEREAS, There is at least one light pole that is damaged on the property.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the condominium plat submitted by Lakewood Commercial Development LLC for Lakewood Commercial Center located in the
SE ¼ of Section 8, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section
18.14 of the Land Division Ordinance and outstanding assessments if applicable, and establishment of a Condominium Association.
BE IT FURTHER RESOLVED, That any damaged light poles must be repaired to their original approved working condition within thirty (30) days of this Planning Commission approval or citations
will be issued for non-compliance with the approved BSO in perpetuity.
