PCR2006029 ./PCR2006029_files/filelist.xml RESOLUTION #PC 029-2006 Print BestFit 6 pt 6 pt 0 AMENDED RESOLUTION #P.C.029-2006 APPROVAL OF AN AMENDMENT TO THE BUILDING SITE AND OPERATION PLAN FOR C.I. BANKER WIRE AND IRON WORKS LOCATED IN THE SE ¼ OF SECTION 17 (TAX KEY NO. 2228.999.005 / S84 W19120 ENTERPRISE DRIVE) WHEREAS, On February 8, 2006 plans were submitted by the Anderson Ashton, Inc. for C.I. Banker Wire and Iron Works for an amendment to the Building, Site and Operation Plan for property located in the SE ¼ of Section 17 (S84 W19120 Enterprise Drive  / Tax Key No. 2228.999.005), and WHEREAS, Said property is zoned I-1 Industrial Park District, and said use is a permitted use by right subject to Building Site and Operation Plan approvals, and   WHEREAS, Petitioner proposes to create a new 12,000 square-foot addition to the current structure that will house warehousing facilities that will assist for a future internal office expansion, and   WHEREAS, The new addition will mimic the design of the existing structure while also matching the lighting, parking, and landscaping designs for the site, and said proposal meets the bulk requirements of the Zoning Code, and   WHEREAS, The site currently consists of an existing 51,217 square-foot building with parking and overhead door access, and   WHEREAS, Building materials used on the new structure will mimic the materials and colors used on the existing structure consisting of 26 gauge shadowrib steel panels, and standing seem metal roof, and   WHEREAS, The exterior alternations include the placement of one (1) new overhead door, the relocation of an overhead door, one (1) new recessed truck dock, the relocation of two (2) service doors, and one (1) new service door, and   WHEREAS, The new recessed truck dock is 60 feet away from the right-of-way line, and   WHEREAS, In the past the Planning Commission has had some concerns with truck docks in close proximities to the right-of-way, and   WHEREAS, The petitioner has stated numerous reasons within a letter that was submitted to the Planning Department, on why the proposed truck dock location is important to this project, and   WHEREAS, Parking is illustrated as nine (9) existing customer stalls and twenty (20) relocated 10’ x 20’ stalls and the amount of parking is sufficient for the needed one stall per 2 employees for an industrial use, and   WHEREAS, A photometric plan is provided depicting conformity to City standard of not more than 0.5 foot-candles at the surrounding property lines and no lighting will hinder any of the surrounding properties, and   WHEREAS, Lighting consists of 4 existing metal halite exterior wall pack lights and 5 relocated metal halite wall pack lights that will be 250 watt max, and   WHEREAS, The lighting on the building is all existing and due to this, Metal Halite fixtures should be allowed, and   WHEREAS, There are five (5) unenclosed/unscreened dumpsters/containers currently on the property, and   WHEREAS, No new signage is proposed at this time and Plan Commission and/or staff approval will be needed when signage is requested, and   WHEREAS, A landscape plan is depicted within the submittal and some updates may be required by the City Forester, and   WHEREAS, Access is provided to the site with two existing entrances off of Enterprise Drive, and   WHEREAS, Stormwater management will not be needed per the Engineering Department since only 0.32 acres of impervious surfaces are being added to the site.   THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended Building, Site and Operation Plan for C.I. Banker Wire and Iron Works located in the SE ¼ of Section 17 (S84 W19120 Enterprise Drive  / Tax Key No. 2228.999.005).   BE IT FURTHER RESOLVED, That due to the trucks not directly loading/unloading from within the right-of-way, due to the on site truck traffic patterns, and due to the placement of this business towards the end of this cul-de-sac, there appears to not be a problem with the proposed truck dock location.   BE IT FURTHER RESOLVED, That the maximum length of any truck/trailers that is going to be using the new truck dock has to be restricted to 60 feet to insure that the trucks/trailers will not encroach into the right-of-way.   BE IT FURTHER RESOLVED, That all colors of the addition must match the colors of the existing building.   BE IT FURTHER RESOLVED. That all new parking stalls must be marked before occupancy can be granted for the addition.   BE IT FURTHER RESOLVED, That no mechanicals are shown to adorn the roof and if any are required they must be screened from view and colored to match the principal structure.   BE IT FURTHER RESOLVED, That all outdoor storage (including, but not limited to pallets, racks, etc.) must be removed from the site or placed within the building before any occupancy can be granted for the addition.   BE IT FURTHER RESOLVED, That no outdoor storage is allowed on site unless approvals from Plan Commission are sought.   BE IT FURTHER RESOLVED, That all dumpsters and refuse containers must be removed and/or enclosed by a structure that must be submitted to and approved by the Planning Department before any occupancy to the addition can be granted.   BE IT FURTHER RESOLVED, That the landscape plan shall be enhanced according to any comments from the City Forester and submitted for approvals prior to the release of building permits. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan shall be maintained in perpetuity unless otherwise authorized by the Plan Commission.   BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.   BE IT FURTHER RESOLVED, That a railing will be placed around the dock area.
