PCR2006022 ./PCR2006022_files/filelist.xml RESOLUTION #P.C. 022-2006 Print BestFit 6 pt 6 pt 0 RESOLUTION #P.C. 022-2006 APPROVAL OF A FINAL PLAT FOR THE DENOON COUNTRY ESTATES NORTH SUBDIVISION LOCATED IN THE SW ¼ OF SECTION 30 (CROWBAR DRIVE  / TAX KEY NO. 2279.993) WHEREAS, On June 12, 2006 a final plat was submitted by Edgewood Engineering for the Denoon Country Estates Subdivision located in the SW ¼ of Section 30, and WHEREAS, Said plat proposes 10 single-family lots and two (2) outlots, and   WHEREAS, The parcel is zoned RCE/COPD Rural Country Estate with a Conservation Planned Development Overlay, requiring parcels to be a maximum of 60,000 square feet and the parcels meet the requirements of the zoning, and   WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously approved Preliminary Plat, under Resolution #P.C. 001-2006, and   WHEREAS, The plat is approved as a Conservation Subdivision and was allowed 3 bonus parcels above the original yield of 7 lots, and   WHEREAS, The Plan Commission has found that the plat is consistent with the adopted 2010 Plan, the Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street System Plan, and WHEREAS, Said parcels will be serviced by private sewer and water, and WHEREAS, Outlot 2 will accommodate stormwater management.   THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a 10 lot Final Plat for the Denoon Country Estates Subdivision located in the SW ¼ of Section 30, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.   BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans are preliminarily approved by the City Forester subject to a few technical corrections.   BE IT FURTHER RESOLVED,  The bonus lots for the Conservation Subdivision are allowed as the plat has met the following Conservation Standards: 1. Preservation of Environmental features identified in the adopted Conservation Plan; 2. Restores native prairie and provides a management plan for perpetual maintenance; 3. Improves water quality through stormwater management standards and practices, which exceed the minimum standards of Chapter 34 of the Municipal Code, and, as approved by the Engineering/Building Inspection Director and the Public Works Committee.   BE IT FURTHER RESOLVED, That all final State and County comments must be completed before final approval of the final plat. BE IT FURTHER RESOLVED, That this approval is subject to Developer’s Agreements and a Letter of Credit being approved by the City’s Finance Committee and Common Council.   BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.   BE IT FURTHER RESOLVED, That a digital file of this Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution #196-2002.            Plan Commission City of Muskego Adopted:    July 18, 2006 Defeated: Deferred:    Introduced: July 18, 2006 ATTEST: Sandi Asti, Recording Secretary
