APPROVAL OF A MOUMENT SIGN AND A WALL SIGN
FOR BUSHY’S PUB AND GRILL LOCATED IN THE SW ¼ OF SECTION 2
(S67 W14831 JANESVILLE ROAD / TAX KEY NO. 2167.997)
WHEREAS, On February 7, 2006 plans were submitted by Lynn Kurer for a monument sign and a wall sign for Bushy’s Pub and Grill located at S67 W14831 Janesville Road (Tax Key No. 2167.997),
and
WHEREAS, A 32 square foot monument sign is being proposed for this property, and
WHEREAS, The sign will be located along Janesville Road, in front of Bushy’s Pub and Grill, and
WHEREAS, An eight square foot section of the monument sign is proposed to have changeable copy message board that will contain two lines of copy, and
WHEREAS, The property is zoned HC-1 Tess Corners Historic Crossroads District and said monument signage conforms with the requirements of Section 6.09 of the Zoning Ordinance and
requires Plan Commission approval prior to the issuance of a building and zoning permit, and
WHEREAS, The property is located within the Tess Corners Design Guide Area and is subject to the recommendations of said guide, and
WHEREAS, The sign face includes reds and tans to match the colors of the principal building and will be supported by 10” x 10 “ tan wood posts, and
WHEREAS, The sign is proposed to be 9 feet in height which is allowed by code as long as it is located 4 feet away from the front property/right-of-way line, and
WHEREAS, There is a 8” x 28” neon “Open” sign that will be mounted on the bottom of the sign, and
WHEREAS, “Clear Red” neon will be used that will appear red when illuminated and clear when not illuminated, and
WHEREAS, There is a landscaping diagram included with the submittal for the monument sign, and
WHEREAS, A 37.5 square foot wall sign is being proposed on the west façade of the existing building, and
WHEREAS, The western façade of the building was originally approved for two wall signs, only one of which was ever installed, and
WHEREAS, The newly proposed wall sign will replace the originally approved sign above the entry of the building, and
WHEREAS, The property allows 5% of a building elevations to be utilized for signage, and
WHEREAS, The western elevation has just over 2,054 square feet of elevation space allowing 102 square feet of signage, and
WHEREAS, On the western elevation, the existing sign and the newly proposed sign total 62 square feet, and
WHEREAS, The property is zoned HC-1 Tess Corners Historic Crossroads District and said wall signage conforms with the requirements of Section 6.09 of the Zoning Ordinance and requires
Plan Commission approval prior to the issuance of a building and zoning permit, and
THEREFORE BE IT RESOLVED, That the Plan Commission approves a monument sign and a wall sign for Bushy’s Pub and Grill, located at S67 W14831 Janesville Road (Tax Key No. 2167.997).
BE IT FURTHER RESOLVED, That the sign plans are approved as submitted and a copy of said plans be kept on file in the Building Department and that all aspect of this plan shall be
maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action,
or both.
