APPROVAL OF A FINAL PLAT FOR THE WOODLAND CREEK ESTATES ADDITION #1 SUBDIVISION LOCATED IN THE NE ¼ OF SECTION 20
(RACINE AVENUE / TAX KEY NO. 2237.994)
WHEREAS, On January 23, 2006 a final plat was submitted by Towne Realty for the Woodland Creek Estates Addition #1 Subdivision located in the NE ¼ of Section 20, and
WHEREAS, Said plat proposes 16 single-family lots and three (3) outlots, and
WHEREAS, The parcel is zoned A – Agriculture District, requiring parcels to be 2.75 acres in area and 300 feet in average width and the petitioners received a rezoning to RS-2/OPD
dependent on Final Plat approval to allow parcels of approximately 18,000 square feet with variable widths, setbacks, and offsets, and
WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously approved Preliminary Plat, under Resolution #P.C. 076-2005, and
WHEREAS, The Plan Commission has found that the plat is consistent with the adopted 2010 Plan, the Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street
System Plan, and
WHEREAS, Said parcels will be serviced by municipal sewer and water, and
WHEREAS, Outlots will accommodate stormwater management, and
THEREFORE BE IT RESOLVED, That the Plan Commission recommends, approval to the Common Council of a 16 lot Final Plat for the Woodland Creek Estates Addition #1 Subdivision, located
in the NE ¼ of Section 20, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in
Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans are preliminarily approved by the City Forester subject to a few technical corrections.
BE IT FURTHER RESOLVED, That Eagle View Drive should be changed to a name that doesn’t represent those found in the rest of the City.
BE IT FURTHER RESOLVED, That a 15-20 foot wide public access easement going thru Outlot 4, around the northern tip of wetlands that exist there, and abutting the west property line
of the plat be shown. Notes on the plat should state that the easement is for the City of Muskego to implement a future trail connecting to the conservation lands to the west.
BE IT FURTHER RESOLVED, That all final State and County comments must be completed before final approval of the final plat.
BE IT FURTHER RESOLVED, That a preservation easement is required along the rears of Lots 63-69 protecting the existing tree line.
BE IT FURTHER RESOLVED, That this approval is subject to Developer’s Agreements and a Letter of Credit being approved by the City’s Finance Committee and Common Council.
BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all
applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital file of this Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution #196-2002.
