PCR2006015 ./PCR2006015_files/filelist.xml RESOLUTION #P.C. 015-2006 Print BestFit 6 pt 6 pt 0 RESOLUTION #P.C. 015-2006 APPROVAL OF A FINAL PLAT FOR THE WOODLAND CREEK ESTATES SUBDIVISION LOCATED IN THE NW ¼ OF SECTION 21 AND THE NE ¼ OF SECTION 20 (RACINE AVENUE  / TAX KEY NOS. 2242.994 AND 2237.993) WHEREAS, On January 23, 2006 a final plat was submitted by Towne Realty for the Woodland Creek Estates Subdivision located in the NE ¼ of Section 20 and NW ¼ of Section 21, and WHEREAS, Said plat proposes 60 single-family lots and three (3) outlots, and   WHEREAS, The parcel is zoned A – Agriculture District, requiring parcels to be 2.75 acres in area and 300 feet in average width and the petitioners received a rezoning to RS-2/OPD dependent on Final Plat approval to allow parcels of approximately 18,000 square feet with variable widths, setbacks, and offsets, and   WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously approved Preliminary Plat, under Resolution #P.C. 062-2004, and   WHEREAS, The Plan Commission has found that the plat is consistent with the adopted 2010 Plan, the Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street System Plan, and WHEREAS, Said parcels will be serviced by municipal sewer and water, and WHEREAS, Outlots will accommodate stormwater management, and   THEREFORE BE IT RESOLVED, That the Plan Commission recommends, approval to the Common Council of a 60 lot Final Plat for the Woodland Creek Estates Subdivision, located in the NE ¼ of Section 20 and NW ¼ of Section 21, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.   BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans are preliminarily approved by the City Forester subject to a few technical corrections.   BE IT FURTHER RESOLVED, That Woodberry Court, Woodberry Drive, and Eagle View Drive should be changed to names that don’t represent those found in the rest of the City.   BE IT FURTHER RESOLVED, That a 30-foot wide plating easement along the Racine Avenue highway be reserved for the planting of trees and shrubs and the building of all structures excepting public or private utility structures hereon is prohibited.  The planting of this area should be included in the street tree and landscape plan. BE IT FURTHER RESOLVED, That all final State and County comments must be completed before final approval of the final plat. BE IT FURTHER RESOLVED, That the path along Racine Avenue is constructed as far north as possible, continuing to the wetland boundary.   BE IT FURTHER RESOLVED, That this approval is subject to Developer’s Agreements and a Letter of Credit being approved by the City’s Finance Committee and Common Council.   BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.   BE IT FURTHER RESOLVED, That a digital file of this Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution #196-2002.            Plan Commission City of Muskego Adopted:    February 21, 2006 Defeated: Deferred:    Introduced: February 21, 2006 ATTEST: Sandi Asti, Recording Secretary
