GENERAL NOTES:
1) Sanitary, storm sewer and water main easements are granted to the City of Muskego. See note below.
2) There shall be no vehicular access from any lot to C.T.H. 'HH', with the exception of one future access point will be
permitted. Any future proposed access to C.T.H. 'HH' must be reviewed by the Waukesha County Department of Public
Works at that time.
3) The drainage easements shall be maintained by the respective parcel owners. The parcel owners shall maintain said
easements in an unobstructed condition so as to maintain their intended purpose. Construction of any building, grading
or filling -in said easements is prohibited. The parcel owners grant to the City of Muskego the right (but not the
responsibility) to enter said easements to inspect, repair or restore said easements to the intended purpose. Expenses
incurred by the city for inspection, repair or restoration of said easement may be placed against the tax roll of said parcel
owner and collected as a special charge by the city.
4) Bike path easement and pedestrian easement is granted to the City of Muskego.
SANITARY SEWER, STORM SEWER AND WATER MAIN EASEMENTS:
The sanitary sewer, water main and storm sewer easements are granted to the City of Muskego, Waukesha County,
Wisconsin (grantee) with the right, permission and authority to enter upon, construct, install, inspect, test operate,
maintain, replace and repair sanitary sewer, water main and storm sewer (facilities) together with appurtenances thereto,
in, through, under, across and upon said easements. The right, permission and authority is also granted said grantee, to
trim and/or cut down trees and/or brush where said trees and /or brush interfere with the installation or maintenance of the
facilities or represent a hazard to such facilities. The land must only be put to uses consistent with easements such as
lawn areas, parking lots and driveways. No obstruction of access to the facilities or its appurtenances shall be created in
the future in that no building or other structures or item that may interfere with inspection, maintenance or repair shall be
located in the easements. Trees or shrubs may be allowed within the easement areas upon written permission from the
grantee. The surface elevation of the land within the easements shall not be raised or lowered without the prior written
approval of the grantee. Grantee and its agents shall have the right to enter upon the easements for the purpose of
exercising its rights herein described. Grantee agrees to restore or cause to have restored said premises, as nearly as is
reasonably possible, to the condition existing prior to such entry by the grantee or its agents. The restoration, however,
does not apply to any brush or trees which may be removed at any time pursuant to the rights herein granted.
