PCR2025053 Hillcrest CSM BRESOLUTION #P.C. 053-2025 APPROVAL OF A FOUR LOT CERTIFIED SURVEY MAP FOR THE KEARNS/HILLCREST PROPERTY LOCATED AT W143 S7980 DURHAM DRIVE / TAX KEY NO. 2213.999 WHEREAS, A Certified Survey Map (CSM) was submitted by Paul Apfelbach of Hillcrest Builders & Construction on behalf of Steve Kearns of Keajen Properties for a four (4) lot land division located at W143 S7980 Durham Drive / Tax Key No. 2213.999, and WHEREAS, This proposal is to split a lot (Lot 2) created in the previous Certified Survey Map (CSM) into four buildable lots via CSM, and WHEREAS, The lots will range from 0.8 acres (34,925 square feet) to 2 acres (87,379 square feet) in size, and WHEREAS, The property is zoned RS-2 Suburban Residence District and requires minimum lot sizes of 20,000 SF with a minimum average width of 110 feet per lot, and WHEREAS, The 2020 Comprehensive Plan depicts the area for medium density residential uses and the proposed land division is consistent with the plan, and WHEREAS, All four lots will be served by municipal sewer and water, and WHEREAS, All four lots have direct access to Durham Drive, and WHEREAS, All required right-of-way for Durham Drive will be dedicated to the City for public roadway. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map (CSM) was submitted by Paul Apfelbach of Hillcrest Builders & Construction on behalf of Steve Kearns of Keajen Properties for a four (4) lot land division located at W143 S7980 Durham Drive / Tax Key No. 2213.999, subject to technical corrections as identified by the City Engineers and Planners and payment of all applicable fees and outstanding assessments, if applicable. BE IT FURTHER RESOLVED, All technical corrections from the City will need to be addressed before the Certified Survey Map can be signed and recorded. BE IT FURTHER RESOLVED, A digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
