PCR2025051 GPG RezoneRESOLUTION #P.C. 051-2025 RECOMMENDATION TO COUNCIL TO REZONE TWO LOTS FROM M-2 GENERAL INDUSTRIAL DISTRICT TO PD PLANNED DEVELOPMENT DISTRICT LOCATED AT S84 W19120 ENTERPRISE DRIVE AND VACANT / TAX KEY NOS. 2228.999.005 AND 2228.999.014 WHEREAS, A petition to rezone two properties from M-2 General Industrial District to PD Planned Development District was submitted by Tim Knepprath of Wellspring Construction Group on behalf of Wiza Investments (Global Precision Group) located at S84 W19120 Enterprise Drive and the vacant lot to the east / Tax Key Nos. 2228.999.005 and 2228.999.014, and WHEREAS, A Public Hearing for the rezoning was heard before the Common Council on October 28, 2025, and WHEREAS, The 2020 Comprehensive Plan identifies this area for Industrial uses and is consistent with the proposed use, and WHEREAS, The petitioner is seeking a rezoning in order to help facilitate a possible future expansion of the Global Precision Group building, and WHEREAS, The Planned Development district is requesting to be allowed a rear setback of 14 feet, a minor change from 15 feet as required currently in the M-2 Zoning District. THEREFORE BE IT RESOLVED, That the Plan Commission does hereby recommend approval to the Common Council to rezone two properties from M-2 General Industrial District to PD Planned Development District as submitted by Tim Knepprath of Wellspring Construction Group on behalf of Wiza Investments (Global Precision Group) located at S84 W19120 Enterprise Drive and the vacant lot to the east / Tax Key Nos. 2228.999.005 and 2228.999.014. BE IT FURTHER RESOLVED, The granting of rezoning request would bring the existing building in to compliance with the Zoning Code. BE IT FURTHER RESOLVED, That a Building, Site and Operation Plan Amendment (BSO) will be required prior to any site or building changes. BE IT FURTHER RESOLVED, The rezoning approval is subject to approval of a Building, Site and Operation (BSO) Plan and subject to the combination of the two lots (Tax Key Nos. 2228.999.005 and 2228.999.014). BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Community Development Department and that all aspects of this plan shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
